Job Overview
We are seeking a skilled Building Manager to oversee the maintenance and operations of our 100+ unit residential apartment complex.
Duties
- Maintain the overall functionality of the building, including HVAC systems and electrical components.
- Supervise tradespeople and suppliers, and coordinate all facility services and repairs related to building and suite renovations.
- Respond promptly to facility emergencies.
- Investigate repair requests from tenants in a timely manner upon receipt of written requests.
- Ensure cleanliness through daily walk-through inspections.
- Supervise cleaning, snow removal, and landscaping operations; assist as needed.
- Prioritize and perform minor repairs (plumbing, lighting, etc.) as directed.
- Manage waste disposal, including garbage, recycling, and organic waste, ensuring bins are emptied as scheduled.
- Remove old appliances and install new or spare appliances as needed and directed.
- Order building supplies with approval from the Property Manager and maintain organized inventory.
- Manage and supervise maintenance staff to ensure efficient task completion.
- Conduct regular inspections to identify repair or improvement needs.
- Coordinate with external contractors for specialized repairs or installations.
- Maintain cleanliness in lobbies, laundry rooms, washrooms, hallways, staircases, elevators, garbage chutes, and rooms, using appropriate cleaning chemicals and equipment.
- Keep outdoor grounds and parking areas free of litter and pet debris, ensuring trash cans are emptied.
- Provide prompt service to tenants and prospective tenants.
- Enforce landlord’s rules and regulations reasonably.
- Provide 24-hour notice for scheduled maintenance and inspections.
- Deliver communications, legal notices, or letters to residents.
- Assist in providing information about vacant suites and answer inquiries from prospective residents via phone, email, or in person.
- Schedule and conduct viewings of vacant units, building relationships as directed.
- Inspect vacant units regularly to ensure they are clean and ready.
- Identify and report safety hazards within the facility and grounds.
Qualifications
Education:
- Minimum high school diploma (Grade 12).
Hours are Monday to Friday, 8:30 am to 5:00 pm, on a full-time permanent basis. Wages will be commensurate with experience.
