Resident Manager – Two person team

MetCap Living Management Inc. is one of the largest private third-party property managers, specializing in multi-residential property management. We are a growth-oriented company with headquarters in Toronto, Ontario, and operations across British Columbia, Ontario, Quebec, Nova Scotia, and New Brunswick.

We are seeking a Building Resident Manager (two-person team) for one of our properties in Kingston. This full-time position offers apartment benefits, health benefits, and training opportunities.

Physical Duties Daily:
  1. Check life safety systems and complete fire log book.
  2. Inspect boiler and electrical rooms and supply inventory.
  3. Inspect parking levels and exterior grounds.
  4. Inspect floors and grounds and document deficiencies.
  5. Clean, mop, and clear debris from refuse chute.
  6. Clean all elevator landings, lobby, back lobby/moving room, laundry room, parking level entrances, elevators, and equipment.
  7. Exterior cleanup.
  8. Complete snow logs during winter.
  9. Change garbage bins in the compactor room.
  10. Clean and perform maintenance in vacant suites.
  11. Review and complete repair requests.
Administrative Duties Daily:
  1. Collect and process rental payments.
  2. Deposit cheques at the bank.
  3. Coordinate and schedule trades, suppliers, and contractors with approved P.O.s.
  4. Update in-suite maintenance schedules.
  5. Process correspondence.
  6. Prepare P.O.s for approval and receive completed work.
  7. Send P.O.s to Accounts Payable.
  8. Answer tenant inquiries.
  9. File documentation.
  10. Prepare and complete inspections.
  11. Deliver tenant notices and communicate with tenants.
  12. Lift up to 50 lbs as needed.
