Job summary

Avana is seeking a Property Manager to oversee day-to-day operations of residential communities in Canada. You will focus on delivering an exceptional resident experience, ensuring operational excellence, and maintaining high standards across properties.

You’ll report to the Senior Property Manager and coordinate with maintenance, vendors, and marketing to support community growth. The role emphasizes resident satisfaction, rent collection, compliance, and proactive portfolio management.

Qualifications

• 3+ years in property management, residential leasing, customer service, hospitality, or related field.
• Strong resident service and relationship management skills.
• Excellent organizational, problem-solving, and time management skills.
• Strong communication skills with residents, vendors, and internal teams.
• Experience managing rent collection or maintenance coordination is an asset.
• Knowledge of tenancy legislation and best practices is an asset.
• Experience using property management software such as Yardi, RentCafe, or similar platforms is an asset.
• Ability to work independently while collaborating within a team.

Responsibilities

• Act as the primary point of contact for residents throughout tenancy.
• Promote and maintain a positive resident experience from initial contact through move-out.
• Conduct 7, 30, and 90-day resident check-ins and support retention initiatives.
• Manage resident concerns professionally and efficiently while fostering positive relationships.
• Encourage resident feedback and online reviews to support satisfaction and engagement.
• Execute lease agreements and maintain accurate resident records in company systems.
• Support application processing, including reference and credit checks.
• Coordinate move-ins, move-outs, lease renewals, inspections, and ORT hearings.
• Maintain accurate portfolio documentation, reporting, and records.
• Ensure compliance with tenancy legislation, regulations, and company policies.
• Manage rent collection, arrears, and delinquency processes.
• Monitor and report on portfolio metrics including retention and delinquency rates.
• Review utility charge reporting and support monthly reporting requirements.
• Contribute to portfolio performance by supporting retention and operations.
• Coordinate maintenance requests and follow-up with Maintenance Manager.
• Obtain quotes, approvals, and vendor support for improvements.
• Oversee inspections and upkeep including landscaping and cleaning.
• Develop and maintain relationships with vendors and contractors.
• Ensure communities are safe, well-maintained, and reflect Avana's standards.
• Collaborate with Marketing on resident engagement and events.
• Support resident events and community-building activities.
• Attend and represent Avana at events and functions.
