The Company

UBC Properties Trust (UBCPT) was established in 1988 with the mission to build a financial legacy and create innovative spaces to live and learn. We develop, service, and lease residential land at UBC to create communities and build UBC’s endowment for future generations. We construct and manage rental properties to provide residential, retail, and office space to support workforce housing and other academic objectives. We provide project management services to construct institutional buildings for UBC and advise on land use and development. We operate on both the Point Grey campus and UBC Okanagan, with two property management divisions: Village Gate Homes (UBC staff and faculty rentals) and Wesbrook Properties (market rental).

Wesbrook Properties

Since its creation in 2009, Wesbrook Properties has provided high-quality rental property management services for nearly 850 townhomes and apartments at UBC. We manage eight buildings located in East Campus, North Campus, and Wesbrook Place neighborhoods, offering an exceptional lifestyle only available at UBC. We also manage a large portfolio of retail and office space, with more buildings in development.

Current Market Rentals for a total of 1068 units: Granite Terrace, Mews, Greenwood Commons, Vista Point, Central, Village Square, Georgia Point, Focal, and Verve.

Current Commercial and Retail Space: Over 180,000 sq ft, including Granite Terrace 1, 2, 3, Central, Village Square, Focal, Surrey (King George Blvd), and Paprican (Wesbrook Mall).

The Opportunity

Reporting to the Maintenance Supervisor, the Residential Caretaker engages with building residents, the Property Manager, and Administrators to ensure the building, common areas, and grounds meet a first-class standard, enhancing property appeal and resident satisfaction. This position is responsible for maintenance of assigned buildings and units within the Market Rental and Commercial/Retail portfolio. The successful candidate will eventually live on-site at one of the managed buildings at the Point Grey UBC campus.

Key Responsibilities (including but not limited to):

Property and Building Maintenance
  • Complete all maintenance and service requests to high standards, including cleaning common areas, supervising trade contractors, and record keeping.
  • Perform minor repairs and emergency maintenance (appliances, plumbing, electrical, painting, carpentry).
  • Make recommendations for preventative maintenance.
  • Distribute fobs, parking passes, and keys to residents.
  • Maintain inventory of supplies and equipment.
  • Conduct regular building and community audits to identify deficiencies and follow up.
  • Ensure timely completion of maintenance activities and adherence to management programs.
  • Oversee tests of emergency generators and fire alarm systems, and understand the Building Emergency Response Plan.
  • Implement safety procedures to minimize liabilities.
  • Monitor building security systems, including CCTV and access control.
Tenant Services
  • Assist with administrative tasks and communication with tenants.
  • Perform move-in and move-out inspections, report deficiencies.
  • Understand landlord obligations under tenant laws and agreements.
  • Respond to maintenance requests and document activities.
  • Communicate maintenance schedules/disruptions to tenants.
  • Prepare reports on security and incidents.
  • Provide excellent customer service and respond promptly to tenant inquiries.
Qualifications and Competencies
  • Strong English communication skills; second language is an asset.
  • Basic knowledge of plumbing, electrical, and carpentry repairs.
  • Attention to detail and accuracy.
  • Positive attitude and customer service skills.
  • Experience with cleaning chemicals and safety procedures.
  • Knowledge of RTA and legal landlord obligations.
  • Ability to work on call, respond to emergencies, and perform physical labor.
  • Team player, independent worker, and confidentiality awareness.
  • Proficient with technology and smartphones.
