THE OPPORTUNITY | RESIDENT BUILDING MANAGER

Aragon Properties is seeking a highly organized and responsible individual to fill the position of Resident Manager for our residential and commercial rental/leasing properties located at 503 & 505 Park Place and 436 Constance Avenue in Esquimalt, BC. The Resident Manager will oversee daily operations, ensure resident safety and well-being, and maintain high standards of cleanliness and maintenance. Excellent communication, problem-solving skills, and a commitment to exceptional customer service are essential.

Responsibilities

  1. Property Operations:
  • Conduct regular inspections to identify maintenance or safety issues.
  • Coordinate repairs and maintenance with vendors or contractors.
  • Ensure cleanliness and appearance of common areas.
  • Respond promptly to tenant inquiries, concerns, and complaints.
  • Enforce property rules to maintain a safe environment.
  • Maintain accurate records of property activities.
  • Oversee janitorial and waste management services.
  • Maintain curb appeal and cleanliness of all common areas.
  • Tenant Relations:
    • Build positive relationships with tenants and address needs promptly.
    • Assist with tenant screening and lease agreements.
    • Coordinate move-in/move-out inspections and handle security deposits.
    • Facilitate communication between tenants and management.
  • Financial Management:
    • Collect rent and monitor rental arrears.
    • Track and follow up on overdue payments.
    • Review vendor invoices and monitor expenditures.
    • Maintain records of leases, contracts, insurance, and permits.
  • Health and Safety:
    • Conduct safety inspections and address hazards.
    • Ensure compliance with safety regulations and building codes.
    • Monitor security systems and coordinate incident responses.
    • Maintain MSDS for cleaning and maintenance products.
  • Building Improvements:
    • Assist with planning and executing capital upgrades.
    • Track progress and budgets for renovations and report to stakeholders.

    Qualifications

    • Proficiency in MS Office and property management software.
