Our client is seeking a Regional Property Manager in Edmonton to lead a portfolio of Over 900 purpose-built rental homes across three properties. This opportunity suits an entrepreneurial leader who enjoys building teams, strengthening client relationships and improving processes within a growing Canadian business, supported by an established global real estate platform.
Our client is a global real estate organization with expertise in property management, investment management, development and construction. Its expanding Canadian property management business combines local market knowledge with established international resources and systems. The culture is collaborative, supportive and people-focused, with room for leaders to contribute ideas and help shape the way the business operates.
You will oversee the operational and financial performance of three Edmonton rental communities, including a large, amenity-rich downtown property and two nearby boutique buildings. Leading a Senior Property Manager and Property Manager, you will coach site leadership, guide staffing and performance management, and establish clear expectations across the teams.
You will develop annual budgets, review financial statements and variances, and turn portfolio performance data into practical action plans. Building trusted owner relationships will be central to your success: you will lead client presentations and financial reviews, communicate recommendations clearly and respond proactively to concerns.
Working with site teams, you will strengthen operating processes, assess market trends and support leasing strategies that drive occupancy and revenue. You will also oversee property standards, site and safety inspections, vendor performance and capital requirements. As the business grows, you will balance strategic oversight with a willingness to step in where needed.
You bring at least five years of relevant property operations experience, supported by demonstrated team leadership, strong financial knowledge and the ability to manage owner relationships. An active Alberta real estate licence through RECA appropriate to property management is required; a Certified Property Manager (CPM) designation is an asset.
You can move confidently from coaching a property manager to presenting financial results and recommendations to a client. You are polished, resourceful and results-oriented, with the judgment to prioritize competing demands. Experience improving processes within a growing business will serve you well, as will the ability to create structure, navigate change and keep teams focused on shared goals.
Help shape a growing business while drawing on the resources and expertise of a global real estate organization. This portfolio offers the opportunity to build meaningful relationships with your teams and clients, introduce improvements and see the impact of your leadership. You will have a voice in how operations evolve, alongside colleagues who value collaboration and practical problem-solving.
