Job summary

Vaco Recruiter Services is seeking a Regional Accountant to manage accounting for a regional real estate portfolio across development and rental operations. You will deliver monthly and yearly financial reporting, budgeting support, and JV accounting in a fast-paced environment.

The role requires 5–7 years of progressive accounting experience, IFRS expertise, advanced Excel skills, and experience with JD Edwards and Insight systems. CPA is a plus, with strong collaboration across Finance teams.

Qualifications

• 5-7 years of progressive accounting experience.
• Post-secondary degree or diploma in business, finance, or accounting.
• Strong understanding of IFRS.
• Advanced Microsoft Excel skills.
• Strong financial reporting, GL, reconciliation and variance analysis experience.
• Real estate or land development accounting experience.
• CPA designation is nice to have.

• Joint Venture accounting and reporting experience.
• Experience working with third-party property managers.

Responsibilities

• Prepare monthly, quarterly, and year-end financial reporting and analysis, including variance analysis and GL reconciliations.
• Support project budgets, proformas, and financial reporting for development and rental properties.
• Record and review GL activity, including journal entries, A/P, cash receipts, land sales, revenue recognition, cost of sales, overhead allocations, and capitalization.
• Prepare job cost, capex, commitment, sales, acquisition, and other financial reports.
• Support financial analysis and due diligence related to potential acquisitions and dispositions.
• Assist with annual budgeting and preparation of the five-year Corporate Plan.
• Prepare JV reporting, budgeting, invoicing, analysis, and monthly financial statements where applicable.
• Support interim and year-end audit requests.
• Review and analyze financial reporting from third-party property managers.
• Monitor receivables, collections, and cash receipt processing.
• Review financial terms of lease agreements and support rental portfolio budgeting.
• Record land sales and review sales agreements, statements of adjustments, and related transactions.
• Partner with Regional Real Estate and Corporate Finance teams.

About the Opportunity

Reporting to the Manager, Regional Accounting, the Regional Accountant will provide accounting, budgeting, financial reporting, and analytical support to a regional real estate portfolio across both development and rental operations.

Key responsibilities include:

• Prepare monthly, quarterly, and year-end financial reporting and analysis, including variance analysis and general ledger reconciliations

• Prepare job cost, capital expenditure, commitment, sales, acquisition, and other financial reports
• Support financial analysis and due diligence related to potential acquisitions and dispositions
• Assist with annual budgeting and preparation of the five-year Corporate Plan
• Prepare Joint Venture reporting, budgeting, invoicing, analysis, and monthly financial statements, where applicable

About You

• 5-7 years of progressive accounting experience

• Strong analytical and problem-solving skills with excellent attention to detail
