We seek a dynamic Field Operations Manager to lead our on-site renovation and maintenance operations effectively.
This hands-on role requires managing every aspect of property renovation and property maintenance, from overseeing contractors to addressing urgent maintenance issues directly in the field.
The ideal candidate will have a robust understanding of real estate renovation processes and excellent organizational skills to handle diverse tasks actively
Responsibilities:
Qualifications:
On-Site Technical Activities:
• Make decisions regarding maintenance issues and requests.
• Perform external property reviews, including landscaping and structural assessments.
• Conduct property tours and provide recommendations for improvements.
Renovation Project Management:
• Develop a detailed renovation scope focused on preservation, maintenance, and property improvement.
• Build and manage budgets and work plans for renovation projects.
• Manage renovation projects daily, including visiting and tracking contractor work.
• Provide weekly budget and progress reports.
Contractors Negotiations:
• Negotiate prices with suppliers to ensure cost-effective solutions.
Task Dispatch and Monitoring:
* Oversee the assignment of customer service tasks and ensure they are completed promptly
• Track contractor performance, including gardening and other maintenance services.
Reporting and Planning:
• Provide daily operational reports to management.
• Prepare work plans for property renovations and improvements.
Procurement and Inventory:
• Manage procurement of equipment and materials, either for storage or direct delivery to properties.
Customer Service Coordination:
• Collaborate with the customer service team to track maintenance requests and ensure efficient task dispatch.
Requirements:
• Availability: 8 AM to 5 PM with emergency availability.
• Transportation: Valid driver’s license and reliable vehicle.
• Background: No criminal record.
• Experience: Previous experience in property management, construction, or a related field is .
• : Proficiency in English; additional are a plus.
