About the Role
The Manager, Real Estate will strategically grow restaurant count and financial strength through profitable development. Working closely with the Field Operations & Franchising team, this role is responsible for site identification, approvals, openings, and relocations within their territory. The Manager will also support store growth for Single & Multi Unit Franchisees.
Responsibilities include but are not limited to:
- Leading development of new locations and relocations in the assigned territory.
- Building relationships with qualified Single and Multi Unit Operator Franchisees to support development goals.
- Collaborating with the Field Operations team to develop strategic development plans.
- Conducting market research and site visits to evaluate real estate opportunities.
- Tracking new store growth, negotiating business terms, and managing store openings and closures.
- Providing accurate reports, forecasts, and risk assessments of the store pipeline.
- Establishing relationships with landlords, brokers, and landowners.
- Preparing content for Site Approval Packages for leadership review.
- Contributing to the Annual Operating Plan for new stores and relocations.
- Organizing market tours with relevant teams and leadership.
- Supporting zoning, variances, and technical real estate issues.
- Representing Subway at industry events such as ICSC.

Qualifications:
- Bachelor’s degree in real estate, Business, or related field preferred.
- 3-5 years of Real Estate experience, preferably retail.
- Operations experience is a plus.
- Bilingual in French and English highly preferred.
- Strong knowledge of Market Planning, Site Selection, Franchising, and Lease Negotiation.
- Ability to negotiate, analyze finances, and review legal documents.
- Knowledge of Strategic Planning, Sales Analysis, Consumer Insights, and Brand Management.
- Positive attitude, team spirit, self-motivation, excellent communication, relationship-building skills, flexibility, and attention to detail.
- Sense of urgency, ownership, and pride in work and brand.
- Ability to work cross-functionally with diverse teams.
- Experience with Sitewise, Zeuss, CRM, Tango, and similar platforms.
- Travel requirement: 15-20%.
