Job summary

Forum Asset Management is seeking an Associate, Investments and Asset Management in Toronto to support underwriting, due diligence, and execution of real estate investments across REIIF, development pipelines, and self-storage platforms.

You will build financial models, manage due diligence, prepare investment materials, and assist in closing opportunities across core to opportunistic strategies while collaborating with cross-functional teams in a fast-paced environment.

Qualifications

• 2–4 years of experience in real estate acquisitions, investments or development, or related fields.
• Strong financial modelling skills in Excel, including discounted cash flow and development proformas.
• Exposure to development approval and construction process, milestones and cost assumptions.
• Experience with multi-family, student housing or other residential real estate is a plus.

Responsibilities

• Underwrite acquisitions, developments, recapitalizations and portfolios from screening to close.
• Build and maintain financial models and conduct scenario analyses.
• Coordinate due diligence with internal teams and external advisors.
• Prepare investment committee materials and lender/investor presentations.
• Support debt and equity financing processes and portfolio-level analysis.
