KOLT has an opening for a Real Estate Investment Analyst to join our team in mid-town Toronto at the Yonge and Eglinton Centre. As a member of an integrated team of investment, development, and asset managers, and under the direction of the company Principals and senior management, the successful candidate will have hands-on knowledge of cash flow and return projections, advanced capabilities using Excel, real estate deal experience, and strong analytical abilities. The ideal candidate is a persistent self-starter with excellent relationship-building skills to collaborate with various internal and external stakeholders and has experience in private equity, property management, development, lending, and/or leasing.

Responsibilities:

Reporting to the Principals, you will have key responsibilities for the following:

  1. Analysis of real estate investment, development, and sale transactions through calculation of project cash flows and return expectations, lease reviews, and comparable market sales.
  2. Production of financial data and market analysis to be included in plans for existing and target acquisition assets.
  3. Preparation of reports on asset performance, information, and activity on a regular basis for use by senior management.
  4. Research projects as directed with particular focus on specific investment market transactions.
  5. Analysis of project and property management activity to support asset management.
  6. Assistance in the creation of equity memorandum and credit facility requests.
Knowledge:
  1. Demonstrated knowledge in the financial analysis of real estate investments including financial modeling techniques, Internal Rate of Return and Return on Equity analysis.
  2. Knowledgeable of leasing and general property management business activities.
  3. Working understanding of financial statements and accounting activities.
  4. Familiarity with market metrics, activities, and dynamics, notably for industrial, office, and retail property types.
Skills:
  1. Strong work ethic and the ability to function in an environment requiring discretion and confidentiality.
  2. Excellent analytical and problem-solving skills.
  3. Proficient with Microsoft Office (Excel, Word & PowerPoint); experience with other real estate applications (i.e. Co-Star) is an asset.
  4. Advanced oral and written communication skills for business writing.
  5. Professional in your appearance, communications, and conduct.
Experience:
  1. Candidate to possess a post-secondary education in finance, economics, business, or related commercial real estate profession.
  2. Ideal candidate has a minimum of 1 year of direct experience in commercial real estate with working exposure, in part or whole, to acquisitions, dispositions, leasing, lending, asset management, and property management.
Compensation:
  1. The annual base salary range for this analyst role is $67,000 – 77,000.
  2. The role is eligible for bonus compensation.
