This dual-focused role bridges investor relations and real estate finance, combining debt and equity capital raising, stakeholder management, investor communications, and financial analysis for development projects. The Associate will cultivate investor / lender relationships, support investment activities, and provide strategic insights to senior leadership, ensuring alignment between investment performance and stakeholder expectations.
Key Responsibilities :
1. Investor Relations and Capital Raising
- Serve as the primary contact for institutional investors, managing inquiries on project status, investment performance, market updates, risk exposure and hedging mechanisms, and return projections.
- Prepare and distribute quarterly investor reports, pitch decks, due diligence materials for capital raising, and other investment-related documentation as needed
- Foster and maintain strong relationships with joint-venture partners, high-net-worth individuals, family offices, and institutional investors.
- Maintain CRM systems to track interactions and fundraising pipelines.
- Support capital raising initiatives by coordinating due diligence requests and managing investor data rooms.
- Coordinate execution of investor documentation, including subscription agreements, shareholder agreements, and other legal contracts.
- Support underwriting for both CMHC and conventional debt financing (construction loan, term mortgages, corporate credit facilities) and equity investments.
- Conduct due diligence : market studies, budget reviews, lease analyses, and borrower financial statement assessments.
- Monitor portfolio risks, including covenant compliance, maturity rollovers, and operator / property performance.
- Collaborate with asset management to align investor reporting with asset-level performance.
3. Market Analysis & Performance Tracking
- Research real estate trends (multifamily, industrial, affordable housing) and benchmark against indices.
- Analyze macroeconomic and sector-specific risks to inform investor communications and underwriting.
- Assist in tracking performance metrics of active investments and comparing outcomes to proforma projections.
- Aggregate and analyze project performance data to generate insights for investor discussions and strategic decisions.
- Support internal reviews and audits related to investor contributions and distributions.
4. Cross-Functional Collaboration
- Partner with finance, acquisitions, and legal teams to structure transactions and ensure regulatory compliance.
- Liaise with external stakeholders (appraisers, environmental consultants) to complete due diligence.
- Assist senior leaders in ad-hoc projects (e.g., new fund launches, refinancing strategies).
Qualifications & Skills :
- Education : Bachelor’s in Finance, Real Estate, Civil Engineering or Business. MBA / CFA / CPA or progress toward designation is a bonus.
- Experience : 5+ years in real estate finance, investor relations, private equity, or investment banking, exposure to underwriting is a plus.
- Technical Skills :
- Advanced Excel (DCF, LBO models, VBA) and PowerPoint skills.
- Familiarity with loan documents (term sheets, credit agreements) and regulatory frameworks (OSC, REIT compliance).
- Soft Skills :
- Exceptional communication skills.
- Strong analytical and risk management abilities.
- Ability to multitask in a fast-paced environment.
Preferred Qualifications :
- Experience with affordable housing financing (e.g., CMHC programs) or ESG-linked investments.
- Existing network with Canadian institutional investors / lenders.
- Knowledge of Ontario real estate regulations.
