We are seeking a motivated and entrepreneurial Analyst / Property Manager to join our team and play a critical role in both asset management and fund operations.
Key Responsibilities
Property Management & Team Oversight
·Lead day-to-day property management activities across the Fundy Capital portfolio.
·Recruit, manage, and support site staff and resident managers.
·Implement property management systems to drive performance, accountability, and reporting.
Financial Underwriting & Investment Analysis
·Prepare full investment underwriting packages for new acquisitions, including detailed financial models, rent rolls, operating statements, and pro formas.
·Conduct comparable sales, rent, and market research to support investment theses.
·Analyze lease structures, operating expenses, and capex requirements to determine value-add opportunities.
·Support debt financing efforts by preparing lender packages, DCF models, and stress-tested cash flow forecasts.
·Assist in preparing credit memos and investment committee packages for internal and external stakeholders.
·Review vendor quotes, construction budgets, and operating cost assumptions for accuracy and alignment with underwriting.
Corner Brook Mobile Home Community Expansion
·Oversee the planning and execution of the Corner Brook MHC expansion project.
·Coordinate consultants, trades, and municipal stakeholders to ensure timely and cost-effective delivery.
Non-Profit & Government Funding Leadership
·Support the growth of Atlantic Non-Profit Housing.
·Lead the research, application, and securing of grants and funding programs.
Fund Administration – Fundy Capital Fund
·Assist with the internal setup and ongoing administration of Fundy’s closed-end real estate fund.
Vacancy Management – Halifax Industrial Portfolio
·Lead leasing efforts and support broker coordination across the Halifax industrial assets.
·Respond to inquiries and ensure timely turnover and occupancy.
Project Management – Industrial CapEx & TI Work
·Manage capital and tenant improvement projects across the industrial portfolio.
·Coordinate contractors, monitor budgets, and maintain timelines.
Investment Materials & Pitch Deck Preparation
·Assist with preparation of investor decks and offering materials.
·Ensure all presentations are professional, clear, and ready for institutional audiences.
Leasing Support – New Brunswick Residential Portfolio
·Manage leasing activity across properties in Shediac, Dalhousie, and other NB markets.
·Maintain listings and handle tenant communications.
Revenue Management Software Implementation
·Lead implementation of Buildium (or similar platform) across the portfolio.
·Train staff and ensure consistent usage and optimization of the system.
Investor Relations & Communications
·Support communications to LPs and stakeholders.
·Help prepare regular updates and coordinate materials related to fund performance and portfolio activity.
Acquisition Due Diligence
·Participate in underwriting and due diligence for new acquisitions.
·Support coordination with legal, brokers, and internal stakeholders to ensure smooth closings.
Qualifications
·3+ years of experience in property management, real estate operations, or investment analysis.
·Strong project management, communication, and analytical skills.
·Proficiency in property management platforms.
·Ability to manage multiple priorities in a fast-paced, entrepreneurial environment.
·Experience with leasing, capex planning, or government funding is a strong asset.
·Willingness to travel periodically across Atlantic Canada.
