Position Summary :

The Real Estate group at UFA is responsible for all property acquisitions and divestitures done by the organization and its subsidiaries. The Real Estate group is on the forefront of supporting UFA’s strategic growth ambitions in Western Canada and is responsible for acquiring properties to support greenfield expansion. This role will report to the Manager, Real Estate and will have accountability for supporting and in some cases overseeing property acquisitions (including leases / purchases / and development) and divestitures. The ideal candidate for this position will be a champion in Real Estate Acquisitions and Divestitures. This position closely collaborates with internal stakeholders (operations, finance, others) and externally with brokers, purchasers, and vendors.

Key Responsibilities / Accountabilities :

  • Conduct market research, evaluation and provide recommendations related to land purchases, divestments, leaseholds and sub-leases.
  • Research potential real estate opportunities, negotiate acquisitions / divestitures and supporting agreements under the direction of the Manager, Real Estate. This stream of work will include :

Direct ownership of more routine transactions that are related to UFA’s existing portfolio of over 140 locations throughout Western Canada.

  • Support and play a key role in larger and more strategic projects, including lands relating to UFA’s greenfield expansion strategies.
  • Role will be responsible for using SAP in relation to their duties.
  • Engage cross-functional collaboration between internal teams and external business partners to draft, review and present offers, agreements / contracts, discuss counter-offers details, negotiate and finalize offer conditions and obtain approval.
  • Assist in the development of business cases that involve property acquisition / divestiture.
  • Where needed, maintain relationships with local brokers that provide services to UFA.
  • Assist with business growth activities and UFA network needs including market research and contributions of key real estate and location analysis to business cases as related to new sites and other strategic expansion projects.

Qualifications required for the position :

  • Post-secondary degree or work experience equivalent in general business, economics or real estate.
  • Previous experience as a commercial transaction paralegal an asset.
  • 6-8 years of total experience with a minimum 5 years in a role with direct real estate acquisitions and divestiture experience. Experience in vendor communication, contract review and negotiation, site selection and due diligence are essential.
  • Substantial knowledge of commercial acquisitions, divestitures and leasing, preferably including the rural land market and land subdivision.
  • Strong negotiation and interpersonal skills.
  • Advanced research and business communication skills.
  • Existing commercial real estate relationships across Western Canada would be an asset.
  • Proficiency in Microsoft Word, Excel and PowerPoint.
  • Demonstrated ability in preparing and delivering engaging PowerPoint presentations.
  • SAP experience relating to project costing would be an asset.
  • Familiarity with multi-province real estate requirements would be an asset.
  • Ability to travel inter-provincially, as required.
