Avenue Living Residential is seeking a property manager to oversee leasing, renewals, and maintenance for our Calgary portfolio. You will handle showings, screen applicants, process leases, and ensure renewals and payments are handled on time while delivering excellent resident service.

Partnering with the Residential Portfolio Manager, you’ll help manage inventories, budgets, vendor coordination, and Yardi entries to maintain efficient operations and a safe, welcoming living environment for

Qualifications

• Previous property management experience is preferred.
• Strong budgeting and financial acumen.
• Must have a valid driver's license and access to a vehicle.
• Criminal record check required.
• Clean driver’s abstract.

Responsibilities

• Own the leasing process from inquiries to leases and renewals.
• Manage renewals: offers 90 days prior, signed 30 days before expiry.
• Support collections: notify residents of payment issues and process notices.
• Assist Residential Portfolio Manager with inventory, suite turns, vendor work orders, and Yardi data.
• Coordinate maintenance to ensure safety and cost efficiency; follow up for quality.
• Inspect properties and address resident complaints; enforce occupancy rules.
• Conduct move-in and move-out inspections; upload documents within 24 hours.
• Participate in operating budget management and community engagement.
