The General Manager is responsible for the day-to-day operations and overall management of the property. This includes oversight of leasing, resident relations, front desk services, administration, housekeeping, maintenance, finance, human resources, and staff development. The General Manager must demonstrate exceptional leadership, communication, and organizational skills, and be able to delegate effectively while maintaining alignment with corporate objectives and stakeholder expectations.
2. Key Responsibilities Finance
- Prepare, execute, and be accountable for the annual operating budget
- Control all operational revenues and expenses
- Oversee rent collection and accounts receivable processes
- Review and submit accurate monthly financial reporting
- Manage vendor communications and ensure compliance with insurance requirements
- Approve invoices and handle petty cash responsibly
- Maximize property occupancy
- Implement marketing and leasing strategies
- Monitor leasing performance and conversion metrics
- Maintain professional representation of the company
Human Resources
- Supervise and support all staff and departments on site
- Ensure compliance with employment legislation and health & safety standards
- Oversee staff scheduling, performance evaluations, conflict resolution, and training
- Promote a positive and team-oriented work culture
Administration
- Ensure accurate and timely lease processing in Yardi
- Organize resident documentation and maintain proper filing systems
- Implement procedural updates and company policies
- Submit required documentation to corporate as needed
Resident Retention
- Address resident issues promptly and professionally
- Plan and implement retention programs (events, promotions, communications)
- Distribute all building notices and ensure policy adherence
Commercial Space Management
- Manage commercial tenant relations and vendor contracts
Maintenance
- Maintain high standards of cleanliness and repair across the property
- Conduct regular inspections of units and amenity spaces
- Ensure completion of service requests and market-ready apartment standards
General Operations
- Ensure snow removal, landscaping, and curb appeal standards are upheld
- Maintain awareness of all legal and regulatory requirements
- Manage all incoming requests, inquiries, and documentation efficiently
- Lead seasonal turnover (May and September) and respond to high-volume periods with flexibility
Health & Safety
- Ensure proper use and availability of PPE
- Verify completion of online and in-person safety training
- Maintain updated hazard and chemical safety documentation
3. Stakeholder & Client Institution Engagement
- Provide timely updates and reports to the client institution
- Liaise with various institutional departments as required
- Foster strong, professional relationships with institutional contacts
4. Performance Measurement

5. Qualifications
Education :
- College diploma or university degree (required)
- Bachelor's degree (preferred)
Experience :
- Minimum 5 years of experience in property or operations management
- Prior student housing, property management, hospitality, or retirement living experience preferred

- Ability to manage multiple priorities under pressure
- Proficiency with Yardi or similar property management software
6. Working Conditions
- Hours : Scheduled 44 hours per week; additional hours may be required
- Environment : Primarily indoor, with regular on-site presence required

- Travel : Minimal (approx. 4 annual off-site corporate meetings)
- Availability : On-call and occasional weekend availability required
