JOB DESCRIPTION SUMMARY

We’re preparing for an exciting and confidential property acquisition that will lead to new business growth and expansion in the Calgary market. This role will support multiple properties within a small geographic region.

The Property Manager manages the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve financial and operational goals. Ensures compliance with company policies, Canadian Human Rights Act, Provincial Fair Housing Laws, Fair Credit Reporting Act, and other relevant laws.

KEY RESPONSIBILITIES

  • Develops and manages budgets by analyzing financial statements, reviewing marketing information, and assessing operational reports.
  • Achieves revenue targets by setting rent rates, ensuring timely collection of rent and fees, making bank deposits, and preparing financial reports.
  • Approves invoices, manages vendor relationships, and ensures compliance with contractual and insurance requirements.
  • Controls expenditures within the approved budget and manages petty cash.
  • Oversees lease enforcement, including application approval, lease renewals, inspections, evictions, and fee collection.
  • Implements marketing and leasing strategies based on market trends to maintain occupancy and revenue goals.
  • Enhances resident satisfaction by addressing complaints, questions, and requests promptly, and overseeing maintenance standards.
  • Conducts property inspections to ensure safety, cleanliness, and appeal.
  • Supervises staff through hiring, training, and performance management.
  • Maintains positive relationships with property owners through regular updates and communication.

OTHER INFORMATION

This role requires a flexible schedule, including availability on weekends, based on business needs.

The salary range for this position is $70,000 - $80,000.
