Comfort Property Management is mid-sized Property Management Company managing properties through the GTA. Our aim is to provide customized property management services at an affordable price, while remaining dedicated to managing the properties and assets of our corporations to the highest possible standard. Comfort Property Management Inc., in consultation with the condominium corporation, establishes and maintains a proactive program to provide ongoing maintenance of the components of the property.Currently, we are looking to hire a General Licensed Property Manager with a minimum 2 years experience for one of our portfolios. As a Property Manager, you will be reporting to the Senior Supervisor overseeing your portfolio.The responsibilities for this job include, but are not limited to, the following:- Attend regular board meetings.- Prepare and present Management Reports- Make sure minutes are completed and delivered.- Obtain, review, deliver and present financial statements.- Frequently speak to unit occupants to get general opinions on trade work completed, service being provided and general condition of the site.- Use direct communication with residents such as letters & newsletters to transmit value being delivered.- Research relevant documentation and advise residents regarding same.- Perform regular inspections and arrange for repairs and/or quotes.- Process invoices.- Set Annual General Meeting date in conjunction with the Board and notify head office as soon as possible with details.- Ensure that the proper insurance coverage is maintained for the corporation.- Manage all on-site staff.- Ensure that reporting staff has someone to fill in, in the event of their absence.- Manage all trades.- Inspect complete property at least once per month for deficiencies.- Analyze the property operation to ensure that the management contract is being carried out.- Ensure that all internal policies and procedures are followed properly and entirely.- The Property Manager is ultimately responsible to ensure that the Corporation property is maintained properly.The following performance criteria apply to the position:- That the appearance of the properties under management is keeping within the expectations of Comfort and the Board.- Work independently from Comfort?s Senior Management and able to operate with a minimum level of supervision.- Keep complete and correct documentation of call, board meetings, site visits, letters, etc.- Excellent organization and presentation at Board meetings.- Ensure that polite service is provided to all unit owners by Comfort staff and contractors.- Timeliness and follow-through on special projects.- CMRAO LicenseWe are looking for a person displaying the following skillsets:- Organized- Compassionate/empathetic- Problem solving- Negotiation- Good grasp of the English language- Able to write letters- Good understanding the Condominium Act, 1998- Conflict resolution.Job Types: Full-time, PermanentPay: $60,000.00-$80,000.00 per yearBenefits:* Dental care* Extended health careSchedule:* Monday to FridayWork Location: In person
