*Job Description - Licensed Property Manager *460 Group of Companies460 CommercialNanaimo, BCFull-time*Job Summary*460 GOC is an integrated group of companies, located on Vancouver Island and specializing in:· Commercial and Residential Real Estate· Property Management· Mortgage Investment and Finance· CommunicationsWe are looking for an organized, knowledgeable, and self-motivated Licensed Property Manager for the 460 Commercial division. This position will support the day- to-day property management functions of select commercial and residential real estate portfolios located in various locations on Vancouver Island. You will be responsible for relationship development and management by handling the operations, maintenance, administrative, and financial functions.*THE IDEAL CANDIDATE WILL HAVE:*· Minimum 1 years? experience in Commercial Property Management. Holds an active Property Management license· Has a clear understanding of the rules and regulations of the Real Estate Services Act· Competence and confidence with all aspects of property management· Sound knowledge of financial reporting, budget preparation and recovery, insurance coverage and policy interpretation, operations, and maintenance requirements of multi- faceted facilities.*Responsibilities*:· Manage portfolio expectations for commercial and mixed-used properties· Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.· Ensures that services are provided in compliance with policies, procedures, regulations, and contractual obligations and standards.· Perform periodic regular property inspection.· Recommends and/or approves alterations, maintenance, and reconditioning as necessary.· Bids, secures, and administers service agreements with vendors and suppliers, while achieving the best value for facility products and services.· Coordinates tenants move-ins and move-outs, and "walk-through" spaces with tenants and tenant improvement department.· Develops and controls annual budgets for operating and capital expenses.· Forecasts management plans and prepares monthly performance, explaining variances.· Establishes facility preparation, assessments, and recovery strategies, as part of business continuity programs during and after normal business hours.· Collects rent and pays expenses in compliance with lease terms.· Prepares all required legal notices.· Recommends and coordinates legal action, as necessary.· Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges.· Performs other duties as assigned.*Requirements*:· Ability to be licensed as a Property Manager in BC. Exceptional customer service and organizational skills· Excellent communication skills (verbal and written command of the English language)· Strong computer skills with high attention to detail and fast keyboarding skills with MicrosoftWord, Excel, Outlook and other property management software.
