Position: LICENSED CONDOMINIUM PROPERTY MANAGER - JUNIOR
Lizotte and Associates Real Estate, Edmonton’s leading independent Commercial Real Estate brokerage, is looking for a driven individual to join our team of professionals. We are currently seeking an experienced RECA licensed condominium property manager to work within our property management division. Our organization is currently growing and would like someone to grow with us!
As an integral part of our team, this individual handles the day-to-day management of our condominium properties. This position has changing working hours due to the requirement for evening meetings during the week with our clients. You can expect to be in the office around 70% of the time and onsite at properties the other 30%. Part of the role sometimes requires meeting with clients in the evenings to review the performance of the building and make decisions with the Board of Directors. Client meeting scheduling is within the complete control of the Property Manager and is based on their availability and schedule.
We have standard 8:00 - 4:00 working hours, but there is a degree of flexibility for licensed Property Managers depending on weekly schedules and demands of the clients in the evenings.
Duties:
- Oversee and manage a portfolio of condominium properties including overseeing and managing contracts, facilitating projects and contractors, and ensuring they are carrying out their duties correctly.
- Handle budgets, reports, financial statements, and accounting for each property, along with general day-to-day property management duties.
- Handle inquiries, complaints, and requests in a timely and professional manner.
- Conduct property inspections and site visits and ensure compliance with safety regulations.
- Coordinate maintenance and repairs with contractors and vendors.
- Collect payments and handle financial transactions related to the properties.
- Prepare and maintain accurate records, including contracts, agreements, inspection reports, maintenance projects, and financial statements.
- Develop strong relationships with owners, tenants, contractors, vendors, board members & all other real estate professionals.
- Prepare annual budgets and monthly reporting for operating income, expenses, and capital expenditures for each property.
- Establish programs for the care and maintenance of all buildings & equipment to ensure buildings are maintained at the highest level.
- Coordinate & supervise construction projects as required.
- Attend evening board meetings and annual general meetings.
- Establish short and long-term goals and objectives for the assets within the assigned portfolio, in alignment with the corporate vision and direction.
Qualifications:
- Attention to detail and ability to prioritize tasks effectively.
- 3 years’ experience in condominium property management or a related field.
- Strong accounting, organizational, and multi-tasking skills.
- Excellent communication and interpersonal skills.
- Proficient in data entry and property management systems and software (Buildium).
- Familiarity with local laws and regulations.
- Ability to work independently and make sound decisions.
- Great listener, organized, patient and loves dealing with people.
- Build consensus within diverse groups and manage expectations clearly.
- Strong contract negotiation and analysis skills.
- Ability to work independently and at various locations.
- Flexible to work the schedule required for a Condominium Manager of a diverse portfolio.
- Driver’s License, vehicle, and clean driver abstract.

Compensation: $55,000 to $65,000 annually, commensurate with experience.
