Job description

As a Property Maintenance Lead, every day is different with one common factor – everything you do has a positive impact on the resident’s lives and the owner's investment. Imagine the sense of satisfaction you will receive when you look at your completed work and the smile on an owner or tenant’s face.

General responsibilities include providing janitorial and landscape services for the three condominium buildings and grounds and the potential future supervision of a part time maintenance worker. Guidance will be provided by the Strata Manager and a member of the Board of Directors.

Your contribution to Aria includes:

  • Performance of daily regular maintenance of three condominium buildings including:
  • Lobbies
  • Elevators
  • Hallways and Stairs
  • Storage Lockers and Parkades
  • Garbage and Recycling Areas
  • Seasonal landscaping/snow removal as required
  • Monitor and maintain enterphone and security systems
  • Conduct regular inspections of properties to identify maintenance needs and areas requiring improvement.
  • Ensure compliance with building codes and safety regulations to ensure the safety of residents.
  • Develop and maintain strong relationships with contractors to ensure high-quality work, timely completion, and adherence to contract specifications.
  • Monitor the performance of contractors for adherence to contract specifications and provide feedback to Strata Manager/Board member.
  • Report to the Strata Manager/Board member the absence of or defect in machinery, equipment, tools, supplies, fixtures or asset of the Corporation
  • Ensure resident issues that are within your scope are dealt with in a professional manner.
  • Procure necessary materials, equipment, and supplies for maintenance tasks and manage inventory to ensure availability when needed.
  • Respond to any emergencies (e.g. fire, power failure, flood, etc.).
  • Maintain accurate records of all maintenance work, logbooks, including work orders, inspections, and contractor performance evaluations. Good computer skills required.
  • Collaborate with Strata manager and other personnel to coordinate maintenance tasks effectively and ensure that all stakeholders are kept informed of maintenance activities.

Qualifications and Experience

  • 4+ years of experience in maintenance related role
  • Ability to work independently and potentially as part of a team, with the flexibility to adapt to changing priorities.
  • Ability to perform minor repairs, painting, woodwork, landscaping
  • Strong communication (ESL 4 minimum) and interpersonal skills, with the ability to effectively communicate with contractors, residents, Board members and Strata Manager.
  • Excellent problem-solving skills, with the ability to identify and resolve complex issues efficiently.
  • Strong attention to detail, with the ability to maintain accurate records and effectively manage inventory.
  • Knowledge of hand tools and repair equipment
  • Ability to operate related equipment (Toro Workman with Bucket; snow blower; high pressure sprayer, etc.)
  • Knowledge of building codes and safety regulations.
  • Must be physically able to climb ladders and lift in excess of 75 lbs.
  • Must own a properly registered and insured vehicle.
  • Must possess a valid driver’s license.

Education

  • High School Grade 12 Diploma or equivalent.
  • Considered Assets: Construction safety courses (First Aid, WHMIS, etc.), technical degree, or certification.

Job Types: Full-time, Permanent

Pay: $27.00-$35.00 per hour

Expected hours: 37.5 hours per week
