The Property Inspections Team is a fast developing and expanding area of homelessness.

The service works to ensure all properties the Dispersed (TC504) framework and Capital Lease Temporary Accommodation Schemes , Manchester City Council to accommodate families and singles comply with the Housing Health & Safety Rating system.

Temporary accommodation properties are required to meet the standard as set out in the housing health and safety rating system (HHSRS). This is to ensure that we are placing families into suitable and safe properties and that any identified risks or hazards are addressed prior to the family being placed in the accommodation. If issues are identified during the inspection the landlord will be sent a schedule of works to complete.

You will manage an area of properties ensuring inspections are up to date, outstanding repairs completed within the correct timeframe, any issues are resolved and tasks completed within deadlines.

You need to be a strong, skilled and resilient negotiator to ensure inspections are completed within the timeframe to meet the demands of the service and you must possess excellent communication skills in both written and verbal form.

You will possess the skills necessary to maintain an excellent working relationship with providers and landlords.

You must be able to identify current and potential safeguarding risks and make referrals that are appropriate and within a timely manner to ensure the safety of vulnerable service users.

You will possess a good understanding of homelessness including the key objectives and priorities. You will be responsive to the needs of the service user in a sensitive and appropriate manner delivering professional, detailed advice and assistance where applicable.

You will possess a strong work ethic and take ownership in resolving issues and be able to act on your own initiative to address issues.

The role holder will remain calm and professional under pressure demonstrating personal resilience in challenging circumstances. You will be required to work co-operatively with others to get things done.

Full training will be provided to the successful candidate.

You will have a good understanding of Homelessness, the service objectives and priorities.

You will ensure you are responsible for your own workload completing inspections in a sensitive and timely manner to meet the needs of the service user.

You will be able to take ownership for resolving problems and take the initiative to work on your own to address issues that may arise.

You will be able to investigate cases of disrepair, manage risk along with completing assessments and the planning and delivery of interventions in order to protect the safety and well-being of residents.

You will be able to provide technical advice regarding the enforcement of relevant legislation adhering to relevant policies and procedures and working within set parameters.

Complete incident reports and be able to report unusual circumstances or situations that may have a negative impact on the environment along with the well-being of residents, visitors and businesses.

You must be able to maintain accurate records of investigations and inspections to ensure information produced can be relied upon to demonstrate performance and delivery.

Display a personal commitment to continuous self-development and service improvement.

Essential Requirements For The Role

The role holder must hold a full UK driving licence, have sole access / use of a car and be able to obtain business liability insurance.
