We are looking for a Property Accountant (Commercial) to join our Corporate-Finance team in Calgary, AB. Reporting to the Manager, Commercial Accounting, you will be responsible for a portfolio of commercial properties. Key to the success of this role is providing the necessary support and analysis to the Manager, working collaboratively with the Commercial Accounting team, and the interface and support to the Operations team to support the business and its growth.

Responsibilities
- Prepare monthly, quarterly, and annual working papers, journal entries, accruals, and account reconciliations for assigned commercial properties
- Manage operating cost recoveries in accordance with lease terms, including operating cost recovery accruals, tenant billing and communication, data ownership, inquiry resolution, tenant ledger reconciliation, and payment tracking
- Collaborate with the Operations team to support financial reviews and provide financial analysis as required
- Review and interpret lease agreements to ensure accurate accounting treatment
- Ensure compliance with company accounting policies and internal controls to maintain the accuracy, completeness, and integrity of financial results
- Assist in the preparation and review of annual budgets, including communication of rental notices to tenants based on finalized budgets
- Monitor bank accounts and validate transactions, including preparation of monthly bank reconciliations
- Assist with auditor requests as necessary
- A continuous process improvement mindset, with the ability to recognize opportunities to enhance efficiency and effectiveness in existing processes
- Other duties as assigned
Qualifications
- CPA or working towards designation considered an asset
- Previous commercial property accounting experience preferred
- Proficient in Excel; experience with Yardi would be an asset
- Positive, professional attitude with a high degree of integrity
- Strong work ethic who respects and meets deadlines
- Strong organizational skills and the ability to prioritize multiple deliverables
- Excellent problem-solving and analytical skills with a strong attention to detail
- Excellent written and verbal communication skills
- Self-motivated, professional, and flexible; able to work both independently and as part of a team
