Job summary

Egis Canada is seeking a mid-to-senior Project Manager for Building Condition Assessments in Markham, Ontario. You will lead site investigations, compile technical reports, and drive capital planning for diverse properties.

You will manage client deliverables, coordinate stakeholders, and ensure adherence to codes and safety standards. A background in building science and strong MS Office skills are essential, with travel as needed.

Qualifications

  • Bachelor's degree or equivalent in Engineering, Architecture, Building Science, Construction, Quantity Surveying, or related discipline.
  • 5+ years of building condition assessments, building science, quantity surveying, or related consulting services.
  • Experience managing assessment projects including site investigations, reporting, schedules, budgets, and client deliverables.
  • Knowledge of structural, building envelope, mechanical, electrical, and site infrastructure systems.
  • Experience producing technical reports, lifecycle assessments, capital plans, repair recommendations, and Class D cost estimates.
  • Familiarity with ASTM E2018 and provincial building codes.
  • Strong project management, communication, and time-management skills.
  • Willingness to travel and work at heights with proper equipment.
  • Valid driver's license and legal authorization to work in Canada.

Responsibilities

  • Conduct building condition assessments of structural, building envelope, mechanical, electrical, and site systems.
  • Perform field investigations and annual condition reviews to identify deficiencies and lifecycle risks.
  • Prepare Building Condition Assessment reports, findings summaries, capital forecasts, and Class D costs.
  • Develop and maintain asset inventories, condition ratings, and asset management records with repair recommendations.
  • Coordinate site inspections with property representatives, facility personnel, and internal teams.
  • Support capital planning through lifecycle assessments and major repair analyses.
  • Participate in due diligence reviews for property acquisitions and review third-party reports.
  • Assist with proposal development, technical documentation, and training materials.
  • Manage project delivery, including scheduling, stakeholder coordination, documentation, and client reporting.
  • Adhere to health and safety procedures during site assessments and at heights.

About The Role

Project Manager, Building Condition Assessor - Building Services is a mid-level to senior consulting professional responsible for delivering building condition assessment programs and asset evaluation assignments in Markham, Ontario, Canada . The role supports the assessment of institutional, commercial, residential, and mixed-use properties through technical investigations, condition reviews, lifecycle analysis, and capital planning activities.

This position involves managing assessment projects from site inspection through technical reporting, coordinating stakeholders, reviewing building systems, and developing repair and replacement strategies.

Work includes evaluating structural, building envelope, mechanical, electrical, and site infrastructure components in accordance with recognized codes, standards, and industry practices.

The ideal candidate brings at least five years of experience in building condition assessments, building science, quantity surveying, or a related consulting environment, with demonstrated project management capabilities, technical reporting experience, and exposure to asset management and capital forecasting initiatives.

Key Responsibilities
  • Conduct building condition assessments of structural, building envelope, mechanical, electrical, and site systems in accordance with applicable standards and regulatory requirements.
  • Perform field investigations and annual condition reviews to identify deficiencies, performance concerns, and lifecycle risks affecting building assets.
  • Prepare technical reports, including Building Condition Assessment (BCA) documentation, findings summaries, capital forecasts, and Class D cost estimates.
  • Develop and maintain asset inventories, condition ratings, and asset management records, including repair and replacement recommendations.
  • Coordinate site inspections and assessment activities with property representatives, facility personnel, and internal project teams.
  • Support capital planning initiatives through lifecycle assessments, end-of-life replacement analysis, and major repair recommendations.
  • Participate in due diligence reviews for property acquisitions and evaluate third‑party assessment reports.
  • Assist with proposal development, technical documentation, training materials, and continuous improvement initiatives.
  • Manage project delivery activities, including scheduling, stakeholder coordination, documentation, and client reporting.
  • Maintain compliance with health and safety procedures while conducting site assessments, including work-at-heights activities where required.
Required
  • Degree, diploma, or equivalent education in Engineering, Architecture, Building Science, Construction, Quantity Surveying, or a related discipline.
  • Minimum 5 years of experience in building condition assessments, building science, quantity surveying, or related consulting services.
  • Experience managing assessment projects, including site investigations, reporting, schedules, budgets, and client deliverables.
  • Working knowledge of structural, building envelope, mechanical, electrical, and site infrastructure systems.
  • Experience preparing technical reports, lifecycle assessments, capital plans, repair recommendations, and Class D cost estimates.
  • Knowledge of applicable standards and regulatory requirements, including ASTM E2018 and provincial building codes.
  • Strong project management, stakeholder coordination, communication, organizational, and time-management skills.
  • Proficiency with Microsoft Office and Microsoft Excel.
  • Ability and willingness to travel, perform site assessments, and work at heights using appropriate access equipment.
  • Valid driver's license, access to a vehicle, and legal authorization to work in Canada.
Assets
  • Professional designation such as P.Eng., RICS, PQS, MRICS, BSS, or equivalent industry credential.
  • Experience supporting property acquisition due diligence assignments.
  • Exposure to capital asset management programs across multiple property portfolios.
  • Experience reviewing third‑party building condition assessment reports.
  • Familiarity with asset assessment and asset management software platforms.
  • Experience in multi-site consulting environments with concurrent project delivery responsibilities.
