Job summary

Horizon Legacy is seeking an experienced Project Manager to lead the construction team across Canada, with a focus on residential multi-family development in urban settings. The role involves planning, budgeting, tendering, and coordination with clients, consultants, and municipalities.

Qualifications

  • Proven record in managing complex design-build projects from concept through turnover.

Construction is an industry that’s made relatively little progress in how it organizes its business, still using century-old technologies and processes. We believe digital capabilities present opportunities to make qualitative leaps for the industry. There have been piecemeal efforts made, but no significant revolution in overall project scale practice.

Horizon Legacy is pioneering the use of robotics in construction and solving the problem of labour shortage and affordable housing. We are creating the first construction automation lab in Canada, located in the heart of Toronto, and looking to hire a Project Manager to ensure the smooth operation of the Construction Team present and future pipeline projects.

Project Management (PM) Position

This role is based in Mississauga, Ontario, and involves travel to various construction projects located across Canada.

Job Description:

The Project Manager (PM) will oversee the design development of present under construction, through to future pipeline projects; from concept design, site planning, estimating, budget planning, tendering and contract award, project execution, scheduling, coordination, site activities and safety, through to PDI, closeout and project delivery. Reporting to the Executive Vice President, this opportunity requires a highly skilled and knowledgeable individual with drive and motivation, with a deep knowledge of construction methodologies and building codes within the residential multi-family construction industry, within Canada. Working in tandem with the onsite deployment, construction and research development teams. The following provides a description of duties and responsibilities. It is understood that this list is not meant to be a prescriptive, your role and duties may change or revolve during your term of employment.

The Project Manager (PM) is responsible for optimizing the company’s day to day construction departments operations, maintain a focus on product quality and execution, while driving the success of the organization and optimizing efficiencies between teams and equipment.

The PM will ensure that all projects are executed efficiently, safely, while maintaining high standards, quality and safety. The PM has extensive experience in construction management with a strong leadership skill.

Key Responsibilities:
Project Planning and Management:
  • Develop detailed project plans, including timelines, budgets, and resource allocation.
  • Manage and coordinate with client(s) and design teams, consultants and city municipalities, and develop, build, create efficient site plans and building proposals.
  • Coordinate and supervise all construction activities, ensuring adherence to project specifications and industry standards.
  • Think out of the box and ensure value engineering opportunities are visited, addressed and executed.
  • Manage and schedule subcontractors, suppliers, and labor to ensure efficient workflow.
  • Provide recommendations required for the site to maintain schedule, budget and quality to meet or exceed project objectives.
  • Manage consulting meetings and document meeting minutes and distribute accordingly.
  • Manage the submittal and approval process for all applications to all municipalities for project permits, approvals, development fees and or registrations.
  • Consult with the EVP and executive team on construction project decisions; including but not limited to schedule, quality, and long-term commitments to suppliers, recurring financial commitments, safety or reputational implications.
  • Supervise site superintendents and deployment teams and ensure adherence to project plans, schedules, and budgets are adhered.
  • Monitor project progress, addressing any issues or delays promptly.
  • Manage tendering, costing, pre-construction budgets and review tender bid analysis and costs that aligns with the market and industry.
  • Manage successful award of contracts.
  • Ensure effective resource allocation and utilization across all projects.
Site Supervision and Safety Management:
  • Oversee daily operations on the construction site, ensuring work is performed safely and according to plan.
  • Work on the construction site(s) to perform PM duties and responsibilities.
  • Conduct regular inspections to monitor progress and ensure compliance with safety and quality standards.
  • Enforce safety protocols and ensure all site personnel adhere to safety regulations.
  • Address and resolve any issues or delays that arise during the construction process.
  • Investigate and report any accidents or incidents that occur on the construction site.
  • Lead, mentor, and develop the construction team, fostering a culture of excellence and continuous improvement.
  • Provide leadership and mentoring to site staff and deployment team as needed to ensure that construction is meeting each project objectives.
  • Ensure effective communication, support, and collaboration within the management team and across departments.
  • Hold regular team site meetings.
  • Manage performance and provide regular constructive feedback to team members.
Budget, Cost Management and Reporting:
  • Prepare and manage project budgets, ensuring costs are controlled and within estimates.
  • Review and approve invoices, change orders, including payments to subcontractors and suppliers.
  • Collaborate with the Accounting department to ensure construction & supplier contracts are accurately recorded, and payments are processed on time.
  • Track expenses and implement cost-saving measures where possible.
  • Develop and manage construction budgets, ensuring cost control and profitability.
  • Review and provide accurate project reporting documents for review with the EVP.
  • Prepare and present regular construction department reports to the EVP and the executive team.
  • Maintain accurate and up-to-date project documentation, including contracts, permits, and inspection reports.
  • Prepare and submit regular progress reports to clients and company management.
  • Ensure all necessary permits and licenses are obtained and kept current.
Client and Stakeholder Management:
  • Build and maintain strong relationships with clients, subcontractors, suppliers, and other stakeholders.
  • Address and resolve any issues or disputes that arise during the construction process.
  • Coordinate with "Authorities having Jurisdiction" for matters related to construction.
  • Ensure high levels of client satisfaction and repeat business.
Skills, Knowledge, Qualifications and Relevant Information:
  • Minimum 10 to 15 years progressive experience in construction and multi-family 3 to 6 storey urban development mixed use concrete, wood and steel frame industry.
  • A deep knowledge of the construction OBC and CNBC Building Codes.
  • Knowledge and Management of CCDC Contract Process and Law.
  • Has PMP and or Civil Engineering Degree and Certificates.
  • Proven record in managing complex design-built projects from concept, with consultants through to successful project full cycle turnover.
  • Strong communication and leadership skills.
  • Knowledge and use of Procore and or alternate CM management systems.
  • Excellent computer CAD and Revit Skills.
  • Excellent verbal and written skills.
  • This is a hands-on position with travel required.
