We will be prioritizing full cycle experience.Position Overview:The Project Manager is responsible for the successful planning, execution, and delivery of construction projects, with a focus on cost control, quality assurance, safety, and schedule adherence. This role acts as the primary point of contact for clients, consultants, and subcontractors, fostering strong working relationships while providing leadership and mentorship to the project team. This is a full-time, site-based position in the Kitchener/Waterloo area.Key Responsibilities:- Oversee and manage all aspects of project documentation including contract administration, RFIs, submittals, and site instructions. Ensure document control processes are followed and records are properly maintained.
- Collaborate with the Superintendent to develop construction strategies and engineering methods, providing input from a cost and feasibility perspective.
- Co-develop and implement the Project Execution Plan, outlining project procedures and contract requirements. Lead project start-up meetings to align stakeholders.
- Chair and record Owner-Architect-Contractor (OAC) and construction progress meetings. Support team communication through weekly huddles led by the Superintendent.
- Monitor and manage project financial performance, including budgeting, cost forecasting, and maintaining financial control systems.
- Lead the Change Management process by identifying, communicating, and resolving contractual changes and additions.
- Procure trade partners for all project divisions, except where specified as Owner scope. Negotiate subcontracts and monitor performance, schedules, and compliance.
- Enforce contractual responsibilities and support dispute resolution. Ensure completion of work in alignment with contractual obligations.
- Identify, evaluate, and mitigate project risks across all phases of execution, ensuring proper allocation and management.
- Ensure the project team meets performance expectations through clear delegation, support, and ongoing mentorship.
- Maintain oversight of the master project schedule. Track progress, report updates, and hold stakeholders accountable to timelines.
- Manage the internal project close-out process, including documentation archiving, final reporting, occupancy, commissioning, and warranty handover.
- Coordinate closely with the accounting team on billing, subcontractor invoice approvals, and cost tracking to maintain financial accuracy.
- Act as the primary escalation point for client, consultant, and subcontractor issues.
- Promote a collaborative and inclusive team environment. Coach team members to support their development and future leadership potential.
- Ensure all notifications and obligations under the prime contract are fulfilled, particularly related to trade or owner defaults.
Qualifications:Required:- Degree or diploma in Construction Management, Civil Engineering, or a related field.
- Minimum 8 years of project management experience in high-rise construction.
- Proven success in managing full project life cycles from pre-construction through to close-out.
- Strong understanding of building materials, construction specifications, methods, and project delivery frameworks.
- Proficient in risk assessment, procurement, scheduling, contract law, and construction documentation.
- Strong leadership and interpersonal skills with the ability to influence and resolve conflict.
- Track record of developing and managing high-performing teams.
- Ability to build and maintain positive relationships with clients, consultants, internal teams, and trade partners.
- Strong organizational and time management skills with the ability to manage shifting priorities.
Preferred:- Experience with Procore, Jonas, and/or Microsoft SharePoint.
- PMP Certification.
- Previous field experience in construction.
- Gold Seal Certification.
- Commitment to high standards of quality and safety.
- A proactive, team-oriented mindset with the willingness to take initiative and support team goals.
