Overview

Our client is a construction firm in the west GTA that specializes in high-quality residential and commercial developments. With a strong reputation for delivering projects on time, on budget, and to the highest standards, they are expanding their team to manage a ground up new build development. This is an exciting opportunity to lead a key project from the ground up and play a pivotal role in shaping a growing community.

Position Summary

We are seeking an experienced and highly motivated Project Manager to oversee the planning, execution, and delivery of a multi-residential project. The ideal candidate will have a strong background in construction management, excellent leadership skills, and a proven track record of successfully delivering multi-unit residential projects.

Key Responsibilities
  • Project Planning & Scheduling
    • Develop and manage project schedules, milestones, and deliverables.
    • Coordinate with architects, engineers, consultants, and subcontractors.
  • Budget & Cost Management
    • Prepare, manage, and track project budgets.
    • Approve invoices, change orders, and monitor cost controls to avoid overruns.
  • Team & Stakeholder Coordination
    • Lead cross-functional teams including site supervisors, subcontractors, and suppliers.
    • Serve as the primary point of contact for clients, consultants, and internal stakeholders.
  • Permitting & Regulatory Compliance
    • Ensure all necessary permits and inspections are obtained and passed.
    • Maintain compliance with local building codes, health and safety regulations, and environmental guidelines.
  • Quality Assurance & Risk Management
    • Monitor construction activities to ensure quality workmanship and adherence to plans and specs.
    • Identify potential risks and implement mitigation strategies.
  • Progress Reporting
    • Provide regular updates to senior management on project status, issues, and performance metrics.
    • Maintain comprehensive project documentation.
Qualifications
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • Minimum 5–7 years of experience managing residential construction projects, preferably multi-residential buildings.
  • In-depth knowledge of construction processes, materials, scheduling software (e.g., MS Project, Primavera), and budgeting tools.
  • Strong understanding of local building codes, safety regulations, and permitting processes.
  • Excellent communication, negotiation, and leadership skills.
  • Ability to manage multiple stakeholders and work in a fast-paced, deadline-driven environment.
  • PMP or similar project management certification is an asset.
Preferred Skills
  • Experience with LEED or other sustainable building practices.
  • Familiarity with construction management software (e.g., Procore, Buildertrend).
  • Hands-on experience with mid- to high-rise developments is a plus.
