Job description

Project Director

Harbinger Network has partnered with a leading Toronto-based real estate development and advisory firm with a national footprint and a reputation for delivering some of the country’s most sophisticated and high-value projects. With expertise in development management, construction oversight, and strategic planning, they have been entrusted to lead a mixed-use development on Canada’s West Coast—featuring residential, hospitality, commercial, and marina components.

We are seeking an accomplished Project Director to oversee this $150M+ development. This is a rare opportunity to operate on the developer side, guiding a multi-faceted project from inception to completion, and working with some of the most reputable consultants, construction teams, and stakeholders in the country. The successful candidate will bring deep experience in large-scale, mixed-use developments and a passion for creating projects that leave a lasting legacy.

Key Responsibilities:

  • Lead all phases of a major mixed-use development, including pre-construction, approvals, design coordination, construction execution, and occupancy.
  • Manage project budgets, schedules, and deliverables across multiple asset classes including residential, hotel, commercial, and marine infrastructure.
  • Coordinate multidisciplinary consultant teams, local authorities, and contractors to ensure timely, high-quality delivery.
  • Oversee and analyze development pro formas, cost reports, and risk assessments to support strong financial outcomes.
  • Report directly to senior leadership with regular project updates, issue tracking, and strategic recommendations.
  • Build and maintain strong relationships with project partners, internal stakeholders, and local community contacts.

Qualifications:

  • 10–15+ years of progressive experience in real estate development, project management, or construction.
  • Proven success leading $150M+ mixed-use or multi-phase development projects.
  • Deep knowledge of design, construction, and municipal approval processes.
  • Strong leadership, negotiation, and communication skills with the ability to manage multiple stakeholders.
  • Experience on the developer side is preferred; backgrounds in architecture, engineering, or construction management are also valued.
  • Ability to travel to and oversee project progress on-site as needed (project is located on Canada’s West Coast).
