Job summary

Synectics Inc. is seeking a seasoned Pre-Construction Manager to oversee projects through development and pre-construction phases, with a strong track record on multi-million-dollar commercial projects.

You will lead estimating, tendering, design coordination, budgeting, risk management, and scheduling, while mentoring teams and building strong client relationships to secure successful tender outcomes and project awards.

Qualifications

  • Engineering degree or an equivalent combination of technical education and relevant experience.
  • 10+ years of supervisory experience in Project Management/Construction Management.
  • Experience managing multi-million-dollar commercial, institutional, residential, and light civil projects.
  • Gold Seal Certification, PMP designation, or P.Eng. designation are assets.
  • Strong knowledge of construction documents, estimates, tenders, drawings and specifications.

Responsibilities

  • Oversee all aspects of the pre-construction process, including project meetings, status communication, estimating, tendering, proposals, design development, and scheduling.
  • Lead the transition and turnover of new projects from estimating to project management and field operations.
  • Manage project financials, risk management, and client relationships throughout the pre-construction phase and up to the issuance of subcontracts.
  • Assist in developing and verifying project budgets, identifying opportunities, risks, liabilities, and cost-saving measures.
  • Develop subcontractor work packages and coordinate with major suppliers, ensuring scopes of work are clearly defined and confirmed.
  • Lead design coordination for design-build projects.
  • Collaborate with project teams to develop detailed project work plans.
  • Support Project Managers and Site Superintendents with strategic and tactical project planning.
  • Evaluate risks and opportunities associated with successful tenders and project awards.
  • Monitor project progress to ensure costs remain aligned with budgets and schedules are progressing as planned.
  • Identify areas of success and opportunities for improvement throughout the pre-construction process.
  • Lead, coach, and mentor team members to achieve project deliverables; support professional growth and strategic plans.
  • Contribute to value engineering initiatives and develop alternative solutions for proposals.
  • Actively support business development and lead‑generation activities through industry networking, events, trade shows, and conferences.
  • Identify and pursue new business opportunities by leveraging industry relationships and strategic connections.
  • Build and maintain long‑term relationships with clients, stakeholders, subcontractors, and industry partners.

The ideal candidate will have at least 10 years of experience in construction and project management, with a strong background in multi-million-dollar commercial projects.

This individual will be a collaborative team player with strong leadership, problem-solving, and mentoring abilities. The Pre-Construction Manager will play a key role in managing all aspects of the pre-construction process, including estimating, tendering, bidding, proposals, design coordination, scheduling, budgeting, risk management, and project planning.

This is a permanent, full-time position.

Key Responsibilities

  • Strong ability to collaborate with multiple project stakeholders and understand their requirements.
  • Proven problem‑solving skills with the ability to identify issues and develop effective solutions in complex situations.
  • Excellent organizational, planning, and time‑management skills.
  • Ability to manage multiple priorities in a fast‑paced environment.
