Role Description

Reporting to the General Manager, the Operations Manager is a senior building operations position and is responsible for providing administrative, operational and technical service and support an A+ Class Office complex (Western Canadian Place). The primary objective of the Operations Manager is to ensure that the complex is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. This is an onsite role based in Calgary, AB.

Responsibilities:

  • Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems for portfolio.

  • Management of energy and utility consumption.

  • Implementing the corporate occupational health and safety program.

  • Supervise, coach and mentor operations staff.

  • Suggestions, recommendations and implementation of improvements, alterations, upgrade, or replacement equipment or systems integral with the buildings.

  • Oversee computerized control systems.

  • Prepare annual operations and capital project budgeting.

  • Ensure building operations budget spending is within planned budget allocations.

  • Perform life cycle costing exercises.

  • Review and approve tenant construction projects, including communications to internal groups.

  • Manage various operating and capital projects, working with various groups to bring forward best practices, building improvements, energy efficiency measures, and ideas for long term improvement plans.

  • Remain current and up to date with new industry practices, legislative changes and new technologies.

  • Liaise with regulatory or civic authorities having jurisdiction.

  • Provide technical or administrative advice to internal and external clients.

  • Prepare tender/RFP documents, and issue pricing analysis and recommendations to General Manager.

  • Work with various national leads to accomplish required mandates.

  • Review and update as required site technical and operations manuals, including Fire Plan, Emergency Management Plan, Disaster Plan, Construction Rules and Regulations, Asbestos Management Plan, Energy Management Plan

  • Ensure the portfolio adheres to the National Standard Operating Procedures.

  • Ensure that the principles of QuadReal’s customer service program are being met.

  • And other assigned duties.

Qualifications

Technical Qualifications – The Operations Manager shall have the following technical qualifications or industry equivalency:

  • Minimum Ten (10) years of relevant and real estate experience. Office Tower experience preferred.

  • 3rd or 4th Class Power Engineer (or equivalent) or

  • A Technical Certificate ( C.Tech. or A.ScT.) or

  • Journeyman Trades Person (Electrician, Plumber or Refrigeration) is an asset but not a requirement or

  • BOMI SMA/SMOT.

  • FMA/RPA is an asset but not a requirement.

  • Proven knowledge of building systems including HVAC, fire protection, building automation control, preventative maintenance programs, high pressure steam distribution systems as well as project management experience.

  • Experience in capital budgeting and tendering processes

  • Proven track record in investigating and implementing energy efficiency measures

  • An ability to read and understand blueprints, CAD drawings of building related systems, i.e. mechanical, electrical, architectural, etc.

  • Experience with environmental and OH&S regulations pertaining to commercial buildings

  • intermediate level skills in Microsoft Office and Outlook

Time Management / Working Environment - Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after-hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.

Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; strong administrative and organizational skills; possess strong leadership, supervisory, mentoring and coaching skills.

Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.
