Qualifications

Job description

Responsibilities

As a Building Operator with Hines, you will be responsible for operating and maintaining all building equipment and systems to ensure compliance with Hines quality standards, local and regional codes, and industry best practices. Your role includes maintaining a safe and comfortable environment in an A-class building. Responsibilities include, but are not limited to:

  1. Responding to tenant service requests, maintenance calls, and emergencies promptly and professionally, with follow-up upon completion.
  2. Performing daily rounds and logging readings.
  3. Reviewing and completing daily entries in the engineer's log.
  4. Executing preventive and demand maintenance on HVAC, plumbing, mechanical, and life safety systems, and documenting findings.
  5. Analyzing and adjusting the operation of major building equipment using BMCS as needed.
  6. Ensuring energy efficiency of equipment through inspection, operation, maintenance, and repair of mechanical and electrical systems.
  7. Performing minor repairs such as replacing washers, clearing drains, and resetting breakers.
  8. Carrying out general maintenance tasks including filter changes and mechanical repairs.
  9. Proficiently using basic hand tools and power tools, adhering to safety protocols.
  10. Troubleshooting and repairing building automation systems, escalating issues when necessary.
  11. Maintaining clean and organized work areas and monitoring contractor work for compliance.
  12. Participating in policy reviews and conducting chemical treatment testing on hydronic systems.
  13. Complying with health and safety regulations and reporting unusual events.
  14. Conducting scheduled testing of fire pumps and generators.
  15. Supporting property appearance and safety, performing general repairs, and assisting other trades as needed.
  16. Promoting a safety culture through adherence to safety programs.

Qualifications

Minimum requirements include:

  1. High School diploma or equivalent.
  2. At least five years of facility operation and maintenance experience, preferably in an A-class office environment.
  3. Valid 5th class Building Operator license with ABSA.
  4. Trades experience in HVAC, electrical, or plumbing is an asset.
  5. Ability to use testing and measuring tools and knowledge of pneumatic control systems is advantageous.
  6. Ability to follow established procedures and make basic decisions.
  7. Strong communication skills, customer service orientation, and teamwork ability.
  8. Proficiency in mathematical computations related to building operations.
  9. Willingness to work in various environments, including mechanical rooms, parkades, and tenant spaces.
  10. Shift work, overtime, and on-call rotation participation required.
  11. Physical ability to lift up to 50 lbs and perform repetitive tasks, with safety in mind.
  12. Comfort with working at heights and using ladders or lifts.
  13. Must carry a mobile device.
