  • Coordinate with solicitor to confirm representation and advance requests.
  • Organize mortgage files in correct order and track funds flow.
  • Send and review mortgage documentation and conditions.
  • Ensure timely mortgage funding and closure in the system.

Job description

We are hiring a Mortgage Funder, Third Party Residential Underwriting- NBBP!

Reporting To: Manager and Team Lead, Third Party Residential Underwriting-NBBP

Full-Time/Part-Time: Full-time

Posting Date: October 6, 2026

Closing Date: October 27, 2026

Salary Range: $45,000-$60,000

Hours of Work: 8:30 a.m. – 5:00 p.m.

Grade: 6.7

Office Location: Toronto, ON

The Opportunity

The Third Party Residential Underwriting Division, as a Division of First National Financial provides underwriting expertise and services on behalf of other financial institutions to the Canadian Mortgage Broker channel. TheMortgage Funder is responsible for instructing, advancing, and closing mortgage files.

How you will contribute:
  • Check with law society for entitlement of solicitor.
  • Check information to ensure accuracy, i.e., correct lender, CMHC/GE approval.
  • Contact solicitor to confirm that he/she is acting on mortgagor’s behalf.
  • Prepare and send applicable instructional package to solicitor along with relevant documents.
  • Follow up with solicitor to obtain advance request.
  • Organize mortgage files in correct order.
  • Check the request for funds from the solicitor.
  • Send the mortgage advance sheet to the accounting department
  • Send the solicitor a list of outstanding conditions, mortgage commitment and mortgage advance breakdown
  • Contact solicitor when funds are ready
  • Follow up with solicitor prior to closing
  • Contact solicitor to advise that funds can be released
  • Ensure that all conditions have been met, all documentation has been received and that file is complete on the day of closing
  • Close files in the system and send to accounting department
  • Review solicitor mortgage documentation to ensure it corresponds to the terms of the commitment and is in compliance with established regulatory and company guidelines and policies
  • Escalate any documentation issues to the Mortgage Underwriter and/or Manager for review
  • Coordinate with mortgage accounting for the release of mortgage funds on a timely basis
  • Respond to all inquiries within the established turnaround times
  • Adhere to policies/procedures to ensure AML requirements are met.
The experience you need:
  • Completed post-secondary education or equivalent work experience required
  • Previous experience within Financial Services sector preferred
  • Previous experience within Mortgage industry an asset
  • Working knowledge of PC software in a Windows environment required
  • Ability to maintain positive relationships
  • Strong aptitude for service excellence
  • Strong communication skills—both written and verbal
  • Ability to deal with conflict

  • Fully competent in working with basic PC software and working knowledge of the suite of Microsoft office products

In accordance with the Financial Services Regulatory Authority (FSRA), if a successful candidate is not already licensed, upon starting with First National, they will be registered for the applicable educational courses and upon successful completion of the exam, First National will register them with FSRA to complete the licensing process.
