The marketing coordinator will play a key role in ensuring the new marketing and leasing programs are being followed and adopted by the PMCs. The coordinator will continuously work with analytics to monitor marketing vitals for the extended SL leasing portfolio and assist them with a strong marketing lead funnel. This role is an extension of the Digital Marketing specialist.
Duties and Responsibilities
- Plan, strategize, and execute paid digital media campaigns across channels such as Facebook, Google Search, and property listing portals (ILS). Regularly evaluate ad creatives, copy, and CTAs for lease-ups and high-priority properties. Create trackers for benchmarking to assist the manager in making portfolio-wide recommendations.
- Analyze and create dashboards and campaign performance reports for management review, enabling data-driven decisions through tools like Google Analytics, Google Data Studio, and Lead Managing.
- Develop weekly and monthly reports for properties to highlight campaign performance and drive strategic adjustments.
- Assist PMC marketing teams in adopting digital marketing tools, offering hands-on training and support to boost operational efficiency. For example, conduct property-level deep dives and training sessions to increase lead flow for properties.
- Monitor Open House and events calendars for highlighted properties, ensuring these events are well marketed and follow-up with PMCs for reporting.
- Resolve technical issues related to property websites, CRM, or other marketing platforms, such as lead management issues or platform-specific support queries.
- Support onboarding and deactivation of marketing channels for newly acquired and disposed properties, ensuring seamless integration or withdrawal across all digital platforms and systems.
- Manage advertising budgets, work with Asset Management teams, create digital and corporate POs, and manage billing and invoices for vendors such as Crestview and PR event sponsors.
- Oversee Online Reputation Management (ORM) efforts in partnership with an external agency, maintaining oversight of Google My Business listings for all properties.
- Manage the monthly rental promotions tracker in coordination with Asset Management and PMCs to ensure timely updates of property incentives.
