Job Description
The Manager, Retail Construction, is responsible for managing and overseeing tenant improvement projects for Tricon Residential’s mixed-use portfolio. This role coordinates all aspects of the construction process for new and existing retail tenants, ensuring projects are completed on time, within budget, and to the required specifications. The incumbent has strong organizational skills, an in-depth understanding of construction processes, and the ability to work with a variety of stakeholders, including contractors, architects, and internal teams.Essential Duties and Responsibilities:
Project Coordination: Oversee the entire process of tenant construction from start to finish, ensuring that work aligns with lease agreements, project timelines, and budget.
Tenant and Contractor Liaison: Act as the main point of contact between tenants, contractors, architects, and internal teams to ensure smooth communication and resolve any issues that arise during the construction process.
Schedule Management: Review and monitor tenant construction schedules, ensuring that milestones are met, and deadlines are adhered to and evaluate and prioritize projects based on business objectives and tenant requirements.
Quality Assurance: Ensure that all tenant construction projects comply with local building codes, safety standards, and environmental regulations. Implement processes to monitor and maintain the highest quality of work.
Budget Management: Track and manage project budgets, ensuring cost-effective solutions and that any changes are documented and approved and oversee the preparation and approval of retail construction project budgets, ensuring cost-effective solutions while maintaining the quality and scope of work. Review and approve change orders, invoices, and budget revisions.
Permit and Approvals: Review and approve all necessary permits and compliance documentation before and during the construction process and ensure all necessary permits, approvals, and inspections are obtained in accordance with local laws and regulations. Monitor project compliance with lease agreements and other contractual obligations.
Site Visits: Conduct regular site visits to assess the progress of construction, ensuring that work is being completed on time, within budget, and according to specifications.
Stakeholder Communication: Collaborate with internal teams (e.g., development, asset management, operations) and external stakeholders (e.g., municipal authorities, contractors) to ensure alignment of project objectives.
Reporting: Provide regular updates and reports on project status, including budget performance, timelines, and risks. Maintain accurate project documentation for tracking and future reference.
Vendor and Contract Management: Manage relationships with external vendors, ensuring contractors and subcontractors perform as per agreements and timelines.
Continuous Improvement: Stay current on construction industry trends, emerging technologies, and best practices. Implement process improvements to enhance efficiency, reduce costs, and improve project delivery.
Qualifications:
Experience in retail or mixed-use development projects in a fast-paced environment.
Proven ability to manage multiple projects simultaneously and meet deadlines.
Proficient in Microsoft Office and project management software.
Excellent communication skills, with the ability to work effectively with a wide range of stakeholders.
Strong organizational and prioritization skills.
In-depth knowledge of building codes, safety regulations, and construction best practices.
Minimum Requirements:
University Degree / College Diploma in relevant field of study.
5 years of experience in Construction Management.
