Position Summary:
As a Manager in Training (MIT), you are a driven individual eager to learn all aspects of operating and maintaining a valuable multi-million dollar asset in a fast-paced environment. This role involves learning and demonstrating skills necessary to lead a team and drive the asset towards financial success. A successful MIT manages time effectively, is detail-oriented, trustworthy, a team player, and takes pride in their work. Additionally, the position requires accountability and attentiveness to provide excellent customer service when interacting with residents, associates, and vendors.
Primary Responsibilities
- Learn to consistently meet monthly income and expense budgets for the community.
- Assist with performing pre-move-out inspections in a timely manner.
- Learn to schedule and ensure timely completion of make-readies and service requests with maintenance staff and vendors.
- Review monthly financial performance reports with onsite teams; learn to develop strategies for meeting budgets, revenue management, and expense control.
- Learn to conduct market analysis and monitor competitive properties monthly; implement marketing and leasing strategies daily.
- Learn to prepare, approve, and sign accurate and timely payroll records; manage overtime, except in emergencies.
- Manage staff issues promptly; communicate performance evaluations to Area and Regional Directors.
- Assist with interviewing, recruiting, mentoring, and developing associates.
- Prioritize leasing activities and conduct tours as needed.
- Learn to manage and negotiate lease renewals timely to promote resident retention.
- Prepare and disseminate deposit accountings accurately and on time.
- Manage vendor relationships to ensure best pricing, quality, and service.
- Assist with processing resident applications and conduct new move-in orientations.
- Ensure daily maintenance of pool and spa, when applicable.
- Manage property improvements and preventive maintenance tasks promptly.
- Handle resident, financial, analytic, and reporting tasks efficiently.
- Maintain office and maintenance inventory; pay vendor invoices timely.
- Monitor supplies and maintain equipment.
- Ensure apartments, common areas, and amenities are clean and maintained to Weidner’s standards daily.
- Distribute resident correspondence and notices while maintaining confidentiality.
- Accompany vendors to units as needed.
- Assist with lease renewals and promote resident retention.
- Keep the leasing office clean, orderly, and professional.
- Create, store, and maintain resident files securely.
- Collect revenues including rents, deposits, and fees.
- Accept and document service requests; follow up on completion.
- Follow all key logging and storage procedures.
- Maintain regular communication with Area and Regional Directors.
- Promote safety and PPE use to minimize hazards.
- Respond to safety issues, accidents, liabilities, and emergencies immediately.
Qualifications
- Bachelor’s degree in property management or related field, or 7+ years of management experience required.
- Successful completion of the Manager in Training curriculum within 12 months.
- Ability to work safely and efficiently.
- Motivated to learn and contribute in a fast-paced environment.
- Proficient in Microsoft Office; Yardi and Paycom experience preferred but willing to learn new software.

- Willing to work outside normal hours and be flexible with assignments.

- Reliable transportation with valid driver’s license and insurance.
