Role Impact:
Manager, Finance is responsible for a variety of functions relating to Valuations, Portfolio Benchmarking/MSCI data submissions and lease transaction analysis for Cadillac Fairview’s real estate portfolio.
The role will work in partnership with Ontario Teachers’ Pension Plan (“OTPP”); our auditors (Deloitte); third party appraisers (Altus, C&W, CBRE, JLL and others); and other internal CF departments.
This position will require the successful candidate to work four days per week in the office.
What you will deliver:
- Assist in review and coordination of quarterly / annual appraisals.
- Perform valuation modeling and sensitivity analysis in Argus and / or Excel.
- Analyze leasing deals, determine deal accretiveness and make appropriate recommendation to leasing team for inclusion in business cases for deal approvals
- Research market, gather and analyze investment transactions to benchmark against CF’s portfolio of assets
- Assist in valuation analysis on land and properties under development including preparing land residuals utilizing development pro-formas and underwriting materials and impairment analysis
- Analyze and report valuation results accurately and timely for financial statements production, board meetings, strategy plan and benchmarking
- Assist in managing external stakeholders (appraisers, shareholder (OTPP), auditors, external investment partners), as well as internal teams (other CF departments) requests and queries.
- Compile detailed budget information, rent rolls, sales reports, recoveries, recoverable and non-recoverable capital, leasing transactions from internal sources and distribute to external appraisers, auditors, shareholder and external partners)
- Analyze property budgets and assist in response to questions from external, third party stakeholders (appraisers, auditors, OTPPB, etc), as well as other departments (primarily Investments and Development, Income & Property Tax, Operations).
- Assist in value forecasting for the annual Three Year Plan
- Support various strategic initiatives and projects as they arise
Portfolio Benchmarking:
- Assist in preparing and analyzing quarterly performance results for submissions to MSCI/Realpac Canada Property Index
- Assist in summarizing, analyzing and reporting performance results vs benchmark
What your strengths are:
- Strong technical knowledge, ability to perform complex financial analysis
- Highly proficient in relevant systems, including Excel, ARGUS, Yardi, Microsoft suite
- Strong understanding of capital markets, valuations and real estate operation
- Strong verbal and written communication, and presentation skills.
- Professional demeanor, excellent communication and presentation skills with a high degree of integrity, diplomacy and insight.
- Strong business and financial acumen with a solid grounding in accounting and financial processes and market analysis. Ability to bridge appraisals and resulting capital gains/losses with Accounting, Reporting and Planning Team. Demonstrated track record of successfully working in a team oriented environment with minimal supervision and tight timelines.
- Ability to interact effectively with a wide range of internal and external people at a variety of levels.
- Positive attitude and focus on solutions.
- Aptitude for accounting, finance, modeling with respect to analysis and valuations.
- Ability to work under pressure and to multi-task.
- Keen observation skills and ability to respond quickly.
What you need to succeed:
- University Degree, B.Com or MBA and CFA and / or accounting designation (CPA, CMA).
- 3-5 years real estate industry related experience.
- Knowledge of real estate valuation models, financial analysis, market research.
- Understanding of major functional areas: Valuations, Investment, Finance, Accounting, Development.
- Computer literate and skilled in the use of: Word, Excel (advance, complex formula/worksheet construction), Argus, Power Point, Yardi.
- Strong organizational, analytical and problem solving skills.
- Ability to organize time and meet deadlines.
- Strong attention to detail.
