Job description

About The Role

With a passion for care towards residents, families and team members, the Maintenance Worker II is responsible for maintaining the facility’s physical plant in a safe, clean and sanitary condition, ensuring that all utility, electrical, and mechanical systems are fully operational. The Maintenance Worker II is responsible for all security related functions for the facility as required in order to foster a safe and secure environment for all residents.

What You Will Do
  • Resident Centered Care: Promotes service excellence through support of the Interdisciplinary Team to achieve and maintain quality resident centered care within the scope of the Maintenance department.
  • Operates and maintains the heating system and related controls (auxiliary equipment: pumps, fans, compressors, water softeners, hot water tanks, exchangers).
  • Regularly performs preventative maintenance inspections on all facility systems.
  • Completes inspection of building mechanical systems and logs all readings, water tests, and conducts appropriate chemical treatment.
  • Checks and adjusts building systems using computer systems or through manual adjustments.
  • Maintains and repairs air conditioning, constant volume, and induction systems.
  • Performs routine tests of lighting, emergency generators, security systems, and heating systems.
  • Plans and executes systematic inspections and regular cleaning, lubricating, repairing and replacement components of equipment.
  • Ensures that the "No Smoking" policy is followed and reports any instances of non-compliance.
  • Ensures that building and grounds are secured for the safety or residents, families, and staff by performing security rounds on a regular basis and responding to all emergency calls for security services.
  • Regularly inspects the interior and exterior of the facilities to locate deficiencies and repairs in accordance with established preventative maintenance schedule.
  • Ensures that work requisitions are completed in a timely and cost effective manner while ensuring quality workmanship.
  • Maintains sidewalks, parking areas and roads by removing snow, salting, and sanding during winter months.
  • Arranges contracts for major snow removal if necessary.
  • Responds to emergency situations such as fire, power outage, or water damage in accordance with established policies and procedures.
  • Responds to routine inquiries from residents and families regarding maintenance issues.
  • Assists with urgent general maintenance requests as needed.
  • Documentation: Accurate, comprehensive and timely documentation of maintenance work completed in alignment with Bethany policies and procedures.
  • Reports areas requiring improvement and documents actions taken.
  • Identifies and evaluates equipment replacement requirements.
  • Submits a written report of action taken when responding to situations with residents, building, and system changes.
  • Follows work order processes and policies for maintenance repair of building.
  • Maintains an inventory of tools, parts, and equipment.
  • Maintains maintenance inventory to support that day to day maintenance activities of the facility.
  • Identifies and reports the need for new equipment and communicates the needs to the Administrator/Maintenance Supervisor.
  • Requisitions supplies and parts as required for efficient maintenance of facilities.
  • Records and monitors all ABSA boiler logs and ensures compliancy with ABSA codes and regulations.
What You Bring
  • Grade 12 Education or recognized equivalent.
  • 3 years’ experience as a building operator in the maintenance and repair field preferably in a hospital or large facility environment.
  • Experience with repair and maintenance of plant equipment including but not limited to; boilers, chillers, HVAC equipment, pumps and water treatment.
  • Experience operating building automation systems (JCI Metasys).
  • Current ABSA Certificate 4th Class Power Engineering Certificate of Competency.
  • Able to work effectively in a physically and mentally demanding environment.
  • Must demonstrate an acceptable level of reading, writing, and comprehension of English language skills.
  • Valid Class 5 driver’s license.
  • Knowledge of how to monitor emergency systems including fire alarm systems, security systems, nurse call bell systems and emergency power systems.
  • Knowledge of blue print and specifications reading and implementation.
  • Proven ability to organize and prioritize various demands.
  • Must have a strong working knowledge of fire codes, building codes, and general safety regulations.
  • Strong communication skills and an ability to work collaboratively with coworkers, residents, families and contractors on site.
