Job Description
PURPOSE
Maintenance I is accountable to the Supervisor, Operations for performing daily routine maintenance activities and tenant services to ensure that the property and its grounds are kept in excellent condition and presented favorably to tenants and visitors.
Duties And Responsibilities
- Building Maintenance: Performs repairs and installations related to non-structural and non-vital systems of the property, including plumbing, common area lighting, touch-up painting, asphalt patching, ceramic tile installation and repair, ceiling tile and carpeting replacement, interior and exterior plastering, dry-walling, minor carpentry, door repairs, and signage maintenance. Keeps maintenance logs to ensure continuous operation of non-vital systems.
- Building Inspections: Assists with routine inspections and preventative maintenance of non-vital building systems and elements of the building envelope. Reports issues as they arise and may perform roof, drain, and leak inspections. Complies with health, safety, risk management, and environmental policies. May assist with maintenance of site vehicles and motorized equipment. Responsible for log keeping related to building and safety systems.
- Exterior Maintenance: Supervises and performs ground-keeping activities such as exterior and parking lot upkeep, grounds cleaning, landscaping, flower planter repairs, lawn mowing, sprinkler system operation, garbage pickup, and snow removal to ensure the property’s grounds are presentable and safe.
- Tenant Services: Responds to tenant requests for major services in their premises or common areas escalated by general maintenance.
- Equipment Maintenance: Assists Building Operators with routine scheduled maintenance of major building systems. Performs any other related duties or projects as assigned.
Minimum Requirements
Skills, Knowledge, Experience, and Education
- Minimum of 5 years relevant experience in construction, plumbing, or electrical fields.
- Enrollment in Class 5 Operators course or equivalent apprenticeship program.

Additional Requirements
- Prior exposure to Business Automation/Energy Management Systems and other property operating systems is an asset.
- Valid Driver’s License is an asset.
