The Exterior Maintenance Technician assists in cleaning and maintaining the property, focusing on groundskeeping.

Property Maintenance Responsibilities

  • Knowledge of maintenance systems (pumps, generators, pools, sprinklers, ventilation, boilers, etc.)
  • Ensure residents comply with rules, especially regarding maintenance and hazardous substances
  • Maintain grounds including landscaping, mowing, snow removal (if applicable)
  • Handle cleaning materials safely (WHMIS)
  • Perform repairs (lighting, vents, plumbing, etc.)
  • Operate equipment safely, maintain logs, and ensure proper equipment maintenance
  • Ensure compliance with provincial and municipal regulations
  • Pre-inspect vacant suites for readiness
  • Coordinate with Property Manager on scheduling and maintenance issues
  • Supervise service providers and contractors
  • Conduct daily inspections of mechanical, HVAC, and sprinkler systems
  • Participate in special projects and other duties as assigned

Customer Service Responsibilities

  • Address resident issues within 24 hours
  • Promote community atmosphere
  • Interact professionally and friendly with residents
  • Seek ways to exceed service expectations

Fire Safety & Emergency Responsibilities

  • Follow fire and life safety standards, keep logs, and conduct drills
  • Understand emergency procedures for fire, flood, mold, etc.

Cleaning Responsibilities

  • Manage staff to keep grounds and property clean daily
  • Perform exterior duties like snow removal, garbage handling, landscaping, watering gardens, and hazard detection
  • Perform interior cleaning of common areas and vacant units, including appliances and surfaces

Skills & Experience Required

  • Experience in residential property management or related trades
  • Strong customer service and communication skills
  • Professional appearance
  • Basic computer skills
  • Ability to perform minor repairs and understand mechanical systems
  • Cleaning skills
  • Ability to operate small vehicles and lift heavy objects (50-100 lbs)
