Job summary

Jones Lang LaSalle Incorporated is seeking an experienced Maintenance Technician for a 2-building TD Asset Management site in Toronto. Responsibilities

  • Perform daily operations and inspections across two buildings; monitor HVAC, pumps, and cooling towers.
  • Carry out preventative maintenance, boiler inspections, and water-treatment adjustments.
  • Operate and troubleshoot building control systems and BMS; calibrate thermostats and optimize HVAC performance.
  • Repair and maintain electrical, plumbing, and lighting systems; fix fixtures and outlets.
  • Conduct general maintenance: painting, door hardware, and cleaning in mechanical/electrical rooms.
  • Coordinate with contractors and service providers; arrange access and ensure work meets standards.
  • Ensure safety compliance and participate in OH&S meetings; report issues and suggest improvements.
  • Manage inventories of maintenance supplies and coordinate purchases within approved limits.
  • Collaborate with a 2-person team and operations management; communicate effectively with tenants.

Position Overview

JLL is seeking an experienced Maintenance Technician to join our team at a prestigious TDAM (TD Asset Management) property located at 2 St Clair Ave W in Toronto. This critical role supports operations across two commercial buildings and requires an operator who can confidently apply their knowledge from day one. You'll work as part of a collaborative 2-person maintenance team, serving as the eyes and ears of the buildings while delivering exceptional service to tenants and coordinating with contractors and property management. What This Job Involves
Daily Building Operations and Equipment Management

Conduct daily mechanical rounds and equipment inspections across both facilities, ensuring all HVAC systems, cooling towers, boilers, air handlers, and pumps operate within correct parameters. Monitor building control systems, troubleshoot issues proactively, and make necessary adjustments independently. Maintain detailed daily equipment inspection logs and create your own daily regimen that exercises control of the building operations.

Preventative Maintenance and Systems Care

Perform routine preventative maintenance including filter replacements, belt adjustments and alignments, minor repairs, and boiler inspections. Conduct daily testing and adjustment of water treatment levels to maintain and inhibit corrosion of cooling tower and closed loop heating and cooling systems. Clean cooling towers and sumps, adjust makeup water floats, lubricate bearings, and perform scheduled pump service including removal and cleaning of strainers.

HVAC and Building Controls

Operate, test, and safely lock out equipment to perform maintenance duties. Troubleshoot control systems, calibrate thermostats, and adjust HVAC controls to meet occupant requirements. Work with building management systems to monitor performance and make adjustments as needed.

Building Systems Repairs and Maintenance

Carry out repairs and maintenance of base building electrical systems including ballasts, electrical outlets, light switches and fixtures. Maintain lighting systems with lamp replacements and adjust lighting control schedules. Repair and maintain plumbing fixtures including faucets, flush valves, urinals, toilets, and related hardware.

General Building Maintenance

Perform repairs to common area equipment including door hardware, closers, and painting. Handle roof maintenance including inspection and cleaning of drains and gutters. Maintain mechanical access for overhead doors and security gates. Perform janitorial tasks in mechanical and electrical rooms and common areas. Conduct minor snow removal on sidewalks and storefronts, exterior cleaning including litter pick-up and pressure washing.

Tenant Relations and Customer Service

Monitor and respond to tenant requests for services promptly and professionally. Coordinate necessary repairs and services while maintaining positive relationships with building occupants. Serve as a visible, customer-facing representative of the maintenance team who demonstrates professionalism and expertise.

Contractor Coordination and Liaison

Coordinate external contractors for maintenance and building repairs. Meet with contractors when work is taking place, discuss tactical issues, give appropriate directives, and ensure work is completed to standards. Participate and assist in third-party contracted maintenance services on equipment. Provide access for service providers and coordinate shutdowns of building systems to accommodate tenant improvements and modifications.

Safety and Compliance

Ensure compliance with environmental, building and safety codes. Participate in Occupational Health & Safety meetings as required. Conduct or verify regular security building patrols. Report problems and recommend changes to improve efficiency, reduce operating costs, or enhance safety.

Inventory and Supply Management

Maintain inventories of operating and maintenance supplies. Coordinate the purchase of consumable supplies such as lamps and ballasts within approved spending limits. Provide input to supervisor on recurring maintenance activities and supply needs.

Collaboration and Communication

Work effectively as part of a 2-person maintenance team, collaborating daily with technicians, engineers, contractors, and property management. Attend facility group meetings and maintain regular communication with operations management. Exercise independence while remaining a strong team player who supports collective success.

Required Qualifications
  • BES Certification (Building Environmental Systems / Building Operator Accreditation) - This is mandatory and non-negotiable
  • 5+ years of experience minimum in commercial building maintenance - We need an experienced operator who can apply knowledge immediately, not a junior learning on the job
  • Strong team player - Must collaborate effectively within a 2-person team environment; not a lone wolf or independent agent
  • Demonstrated experience with HVAC systems including operating, testing, and troubleshooting cooling towers, boilers, air handlers, and pumps
  • Experience with water treatment systems including daily testing and adjustment of cooling tower and closed loop systems
  • Exposure to building control systems and BMS - ability to learn and adapt (programming expertise not required)
  • Experience with general building maintenance including electrical repairs (ballasts, outlets, switches, fixtures), plumbing fixtures, door hardware, painting, and common area repairs
  • Proven experience coordinating with contractors and external service providers in a professional manner
  • Strong problem-solving and troubleshooting skills with ability to think proactively and plan ahead
  • Excellent communication skills for interacting with tenants, contractors, engineers, and property management
  • Customer service orientation with tenant-facing experience
  • Ability to work independently and confidently without constant direction while supporting team objectives
  • Physically capable of lifting and carrying 50 pounds above waist, climbing ladders, working at heights, working in confined spaces, and exposure to extreme temperatures (rooftop, mechanical rooms)
  • High school diploma required
  • Must reside in Toronto (416 area code strongly preferred) - This position requires reliable daily commuting to 2 St Clair Ave W
  • Legal authorization to work in Canada - Canadian Citizen, Permanent Resident, or valid Work Permit required
Preferred Qualifications
  • Previous facilities management or workplace coordination experience in commercial real estate
  • Familiarity with workplace programming and services implementation
  • HVAC technician certifications (313A Refrigeration & Air Conditioning, 309A Gas Technician) - nice to have but not required
  • Trade school or college diploma in related field
  • Experience with boiler operations
  • Basic plumbing repair experience
  • WHMIS, Fall Arrest, First Aid/CPR certifications (or willingness to obtain)
  • Strong attention to detail and ability to multitask effectively
  • Proven ability to maintain quality and cleanliness of large office spaces
Work Schedule and Availability
  • Current schedule: 10:00 AM - 6:00 PM, Monday to Friday (100% on-site)
  • Schedule subject to change - May implement universal scheduling system that could include weekend work with rotating days off (e.g., work weekends, off weekdays)
  • On-call rotation required - Weekends, evenings, and holidays as needed with additional compensation
  • Must be flexible and adaptable to evolving scheduling needs
Location

2 St Clair Ave W, Toronto, ON - Two buildings across the street from each other; you'll work between both facilities daily
