Job summary

FirstService Residential Canada is seeking a Building Maintenance Technician in Victoria, BC to perform preventative and corrective maintenance in vacant and occupied apartments, including minor plumbing, drywall, electrical, painting, and cleaning.

The ideal candidate has strong time management, problem-solving abilities, and excellent communication with property managers, tenants, and support staff. This full-time role offers comprehensive benefits and a Monday–Friday schedule.

Qualifications

• Experience maintaining building and mechanical systems plus basic handyperson skills.
• Pool maintenance experience or a pool certificate is a plus.
• At least two years in residential maintenance/trades preferred.
• Excellent spoken and written English; clear communication with managers and tenants.
• Strong written and verbal communication with property managers and staff.

Responsibilities

• Coordinate with Building/Property Managers to discuss operations and repairs.
• Complete maintenance requests within 24 hours; coordinate third parties when needed.
• Ensure maintenance checklists are completed before signing off.
• Replace interior and exterior light bulbs; maintain daily light log.
• Handle suite/unit turnover: painting and cleaning as required.
• Maintain daily logs and records for units and building maintenance.
• Oversee maintenance programs and obtain competitive quotes from vendors.

Job Overview

As a Building Maintenance Technician, you will be responsible for the preventative and corrective maintenance in vacant and occupied apartments including but not limited to minor plumbing, drywall repairs, minor electrical repairs, painting, and cleaning. The ideal candidate will possess the ability to think quickly on their feet, have excellent task and time management, and problem solve.

This position will not require any repair that requires a licensed technician nor the removal or repair of hazardous material.

Key Responsibilities

• Regular interactions with Building Manager(s) and the Property Manager throughout the day to discuss the building operations, supply requirements, repair needs, concerns, etc. May include reports on work production, special problems, and other items.
• Ensure completion of maintenance request forms within 24 hours of receipt as reasonable and may involve engaging a third-party trade with approval from Property Manager.
• Ensuring the Maintenance Checklist is completed on each apartment prior to signing off on condition.
• Replace light bulbs around the interior and exterior of the property and complete daily light check log.
• Suite/unit turnover: painting and cleaning units as necessary.
• Keep a daily log of work that has been completed and other records for units and building maintenance.
• Implement, organize, direct, and manage the overall maintenance programs of the property.
• Maintain knowledge of competitive pricing for vendor and trade quotes on required work.
• Be diplomatic when dealing with residents, staff, and contractors.

Skills And Qualifications

• Experience with maintaining building and mechanical systems, and basic handyperson skills is required.
• Experience with pools and/or a pool certificate is beneficial.
• At least two years of residential Maintenance/Trades experience is preferred.
• Excellent written and oral command of the English language is necessary in order to be able to work efficiently and communicate appropriately with our clients and our support staff.
• Strong communication skills, verbally and in writing with Property Manager, Tenants and Support Staff

Physical Requirements

• Ability to patrol the property including stairs, hallways, interior, and exterior
• Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.)
• Ability to lift 50 pounds
• Ability to use standard building equipment (vacuum, climb a ladder, mob, handyperson tools for minor maintenance, power washer, leaf blower, etc.)

Compensation

$48,000 - $50,000 per annum.
