Job summary

Hazelview Properties is seeking a Maintenance Technician for a newly delivered 1,140-unit residential building in Toronto. You will handle in-suite and common area maintenance, respond to work orders, and support safety and compliance programs under the Facilities Manager.

This role requires at least 3 years in building maintenance, knowledge of electrical/plumbing/HVAC, OHSA rules in Ontario, and ability to work with Yardi.

Qualifications

• Minimum 3 years of experience in building maintenance, facilities, or a related trade.
• Working knowledge of electrical, plumbing, HVAC, and building systems.
• Familiarity with Ontario fire code and OHSA requirements in a residential context.
• Valid driver's license is an asset.

Responsibilities

• Perform in-suite repairs including minor electrical, drywall, fixtures, locks, appliances, and finishes.
• Maintain all common areas and building envelopes, including mechanical rooms and amenity spaces.
• Respond to Yardi work orders within defined service level targets.
• Carry out routine safety inspections for fire, electrical, OHSA, boiler, elevator, and accessibility requirements.
• Coordinate with Facilities Manager for vendor work and ensure timely resolution.

About The Position

The Maintenance Technician is responsible for the day-to-day physical maintenance, compliance checks, inspections, and in-suite and common area repair work at a newly delivered 1,140-unit residential rental building. The building includes ground f loor commercial/retail space; the Maintenance Technician is expected to perform maintenance and repairs across both the residential and commercial areas as directed by the Facilities Manager. Working under the direction of the Facilities Manager, this role is critical to maintaining the building's physical condition, safety systems, and operational standards through the lease-up period and beyond. The Technician participates in the after-hours on-call rotation.

Key Responsibilities

In-Suite & Common Area Maintenance

• Perform in-suite repairs including minor electrical, drywall, fixtures, locks, appliances, and finishes
• Maintain all common areas, including mechanical rooms, corridors, amenity spaces, parking, and building envelope
• Complete unit make-ready (turnover) work to ensure suite readiness for incoming tenants
• Respond to Yardi work orders within defined service level targets
• Perform maintenance, repairs, and inspections in ground floor commercial/retail spaces as directed, including base building systems, common corridors, exterior-facing storefronts, and shared infrastructure
• Respond to commercial/retail tenant work requests under the direction of the Facilities Manager, ensuring timely resolution and professional communication

Inspections & Compliance

• Conduct pre-move-in readiness inspections and prepare suites for new tenant occupancy
• Perform annual suite inspections and document findings accurately in Yardi
• Participate in move-out inspections and record suite conditions for chargeback and deficiency documentation
• Carry out routine, compliance, and safety inspections for fire, electrical, OHSA, boiler, elevator, and accessibility requirements across all areas of the building, including commercial/retail spaces
• Track and report deficiencies; coordinate warranty repair resolution with the Facilities Manager

Cleaning, Grounds & Safety

• Coordinate and oversee the daily janitorial schedule and quality of cleaning contractors
• Manage garbage room, chute, and recycling areas - ensuring cleanliness and compliance with city standards
• Perform regular lighting checks throughout the building and replace as required
• Participate in fire drills, emergency planning exercises, and safety inspections
• Enforce contractor safety standards for all trades working on-site

Vendor Support & Administration

• Source and schedule vendors for specialized repairs under the direction of the Facilities Manager
• Assist with quality control checks on completed vendor and contractor work
• Maintain accurate maintenance logs and inspection records in Yardi
• Create purchase orders for materials and small repairs as required.

Building Presence & Walk-Throughs

• Conduct daily walk-throughs of common areas, parking, and grounds to identify safety hazards, cleanliness issues, and maintenance needs
• Include ground floor commercial/retail areas in regular walk-throughs; identify and report any maintenance needs, safety concerns, or security irregularities to the Facilities Manager
• Monitor and manage garbage areas, chute rooms, and recycling compliance
• Ensure building access points, lobby, and common areas are secure and presentable at all times
• Report deficiencies and maintenance needs to the Facilities Manager via the Yardi work order system
• Utilize building technology platforms, including the Station House app, to log incidents, submit maintenance requests, and communicate with the facilities team; stay current on available features to support effective after-hours coordination and documentation

Tenant Assistance & Minor Repairs

• Assist with move-in and move-out access, elevator bookings, and key/fob assignments as needed
• Perform minor touch-up repairs and unit inspections as directed by the Facilities Manager
• Respond to tenant inquiries and service requests received after hours in a professional and courteous manner

Safety & Security

• Monitor security systems and report any irregularities to the Facilities Manager and building management
• Participate in fire drills and emergency evacuation exercises
• Enforce building rules and parking regulations in a respectful and professional manner
• Maintain familiarity with all building emergency shut-off locations and procedures

Qualifications

• Minimum 3 years of experience in building maintenance, facilities, or a related technical trade
• Working knowledge of basic electrical, plumbing, HVAC, and building systems
• Familiarity with Ontario fire code and OHSA requirements in a residential context
• Experience with commercial/retail space maintenance is an asset
• Experience with Yardi or similar work order management systems an asset
• Able to lift up to 50 lbs and perform physical tasks throughout a full shift
• General contractor or trade certification (electrician, plumber, HVAC) a strong asset
• Valid driver's license an asset

Working Conditions

Monday to Friday, on-site. Participates in after-hours on-call rotation shared with the Facilities Manager. Physical role requiring regular movement throughout the building, including stairs and mechanical spaces.

Compensation

The expected annualized base salary range for this position is $60,000 - $70,000. The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, and relevant education or training.

Base salary is only one component of Hazelview’s competitive total rewards package.
