Job summary

Harvest House by Optima Living in Olds, Alberta, is seeking a Maintenance Supervisor to oversee the buildings, grounds, systems and equipment. You will lead the maintenance team, manage HVAC/Geothermal, nurse call and safety systems, and ensure preventive maintenance is performed according to plan.

Qualifications

  • Knowledge of Geothermal and HVAC environmental systems.
  • Ability to read and interpret blueprints and drawings.
  • Budgeting, inventory control and purchasing knowledge.
  • Effective written and verbal communication skills.

Responsibilities

  • Oversee maintenance and management of building climate systems (HVAC/Geothermal).
  • Manage nurse call, resident safety systems, and equipment.
  • Perform Preventive Maintenance per PM plan and coordinate contractors.
  • Oversee fire alarm system and administer fire plan.
  • Direct Maintenance Worker daily duties and ensure work quality.
  • Coordinate with General Manager on contracted building services and QA of contractors.
  • Ensure compliance with health, safety, and other standards and regulations.
  • Manage supplies, inventory, and equipment within budget; maintain records.
  • Maintain documentation and reporting systems for the department.
  • Address maintenance requests promptly and prioritize accordingly.
  • Supervise gardens and landscaping either via contracts or in-house staff.

Position Summary

Reporting to the General Manager or Maintenance Manager, the Maintenance Supervisor is responsible for the overall Maintenance and upkeep of the communities buildings, grounds, systems and equipment.

Responsibilities

  • Maintenance and management of the building climate systems as applicable (HVAC and Geothermal).
  • Maintenance and management of the nurse call, resident safety system and equipment.
  • Executes all monthly and periodic Preventive Maintenance in accordance with the Preventive Maintenance plan, overseeing contracted service providers where applicable, and keeping records of PM completed in the PM Manual
  • Oversight of the fire alarm system including administering the fire plan
  • Oversees all service manuals, warranty information for equipment and systems, all equipment maintenance and team member in service.
  • Provides direction to Maintenance Worker for daily duties, ensures quality of work completed.
  • Working with the General Manager is part of the identification and evaluation process of contracted providers of building services. Provides direction to, and on-site oversight/Quality Assurance of the work of the contractors.
  • Ensures compliance with all required health, safety, and other standards and regulations.
  • Purchases supplies and equipment within the parameters of the designated departmental budget and ensure distribution of supplies and equipment is always adequate. This includes keeping inventory and maintenance records of all equipment.
  • Ensures the necessary documentation and reporting systems are in place to maintain accurate records and communication for the department.
  • Ensure maintenance requests are dealt with on a priority basis.
  • Monitors and ensures the internal and external gardens and landscaping are maintained (through appropriate contract services or in-house services);
  • Meets with inspectors, fire department and other contracted services;
  • Assists with and conducts team member in-services regarding building services such as fire drill, use of fire extinguishers, door security system etc.
  • Maintains current knowledge of policies and procedures and ensure team member comply with the same
  • Operationally performs department duties and aids team members as necessary in all departments
  • Maintains, coordinates and revises job routines as necessary for maintenance worker
  • Other duties as assigned.

Qualifications and Experience

  • Graduation from a recognized program in boiler operations and/or power engineering or an equivalent combination of education, training and experience
  • Knowledge of Geothermal and HVAC environmental systems
  • Knowledge of Leed Certification requirements
  • Must have the ability to read and interpret blueprints and drawings
  • Must be knowledgeable of security, pressurization, elevator, fire alarm, sprinkler, and smoke detector systems
  • Knowledge of HCAAP and other related standards
  • Knowledge of Budgets, Inventory Control and Purchasing
  • Must have the ability to communicate effectively, both written and verbal
