A leading company is looking for a Maintenance Supervisor responsible for maintaining property integrity, overseeing maintenance staff, and ensuring timely repairs. With a focus on safety and standards, this role requires significant experience in property management and supervisory skills.

This position is located in Parsippany, New Jersey. Must be able to live onsite and rotate call shift with other maintenance employees.
Summary: The Maintenance Supervisor is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a safe, secure living environment for , visitors and staff. It is the Maintenance Supervisor's duty to anticipate, identify and correct any and all problems involving the property and to assist with implementing procedures that will prevent such problems. The Maintenance Supervisor supervises, and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and grounds by performing the following duties.
Requirements:
Education: High school diploma or equivalent. However, for safety and productivity reasons, the position requires the ability to read and write English correctly and fluently. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions. Technical Certification a plus.
Experience: Minimum of three to four years previous experience in property management maintenance, other building maintenance or related trade. Minimum of three years previous supervisory experience is required.

Training: Training is required throughout employment, assigned regularly and to be completed during work hours. Training courses are offered in house, through outside contractors, online, via webinars, conference calls, as well as outsourced based on needs. Training classes may require travel to and from the training offering. All employees are required to complete Fair Housing annually.
Attendance: Position requires ability to work any of the seven days of the week, 52 weeks of the year. It is extremely critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job. Position requires the ability to serve on-call, as scheduled or as necessary. The days and hours that communities are open are subject to change based on business needs.
Equipment:
Travel: Although position may reside primarily at one location, the ability to travel to other Company locations at Company's request due to business needs is also required. Must be within 30 commutable minutes to property.
Essential Job Functions:
1. Ensure that physical condition of the property is maintained according to company operating and safety standards.
2. Ensure that service requests and repairs are made correctly and in a timely manner.
3. Organize and prioritize service requests and general maintenance tasks. Maintain accurate required records regarding preventative maintenance, service requests and other position related reports.
4. Oversee turn-key operation. Ensure that vacant units are made rent-ready in a timely manner. Perform turn-key work as required. Ensure all make-readies are inspected.
5. Schedule and supervise other maintenance staff as well as the work performed by outside contractors.
6. Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required, using standard purchase order system and proper bidding procedures.
7. Prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
8. Maintain a preventative maintenance program that minimizes emergency repairs and service requests.
9. Adhere to the company's safety programs, policies and procedures. Maintain the hazard communications program. Teach and promote safe work practices among on-site staff.
10. Assist with maintaining all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition.
11. Snow removal including, but not limited to shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages and any other common areas or area determined by the Supervisor.
12. Hire, develop and manage on-site maintenance staff. Ensure staff is motivated, functions as an effective team and provides superior level of customer service.
13. Work with Director of Operations to develop property budgets, marketing plans and reforecasts.
14. Must be punctual & reliable.

While performing the duties of this Job, the employee is regularly exposed to moving mechanical parts. The employee is frequently exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals and outside weather conditions. The employee is occasionally exposed to extreme cold; extreme heat and risk of electrical shock. The noise level in the work environment is usually moderate.
