Job Description:

As the Maintenance Manager, you are a team builder and leader who provides support, mentorship, and direction to ensure high levels of Employee and Resident Engagement.

You are responsible for achieving cleanliness, maintenance, aesthetics, and the Owner’s asset performance expectations within your Community. You accomplish these goals through leading your teams in creating the greatest possible living experience for our residents and executing service projects within your Community. You thrive on sharing your knowledge and creating a better future for GHP. You are the number one ambassador of the GHP Culture and Vision on your team and a trusted partner to your Community Manager.

Reports to: Community Manager

Key Responsibilities:

  • Provide leadership and guidance for the community team by setting a Service Excellence standard and inspiring the team to achieve it.
  • Promote and uphold company values, policies, and initiatives.
  • Establish a learning culture and maintain a strong connection of the Service Team to GHP.
  • Select, hire, train, coach, and provide feedback to the Service Team to deliver Service Excellence.
  • Own the employee experience, drive employee satisfaction, and elevate team behaviors.
  • Own the residents’ living experience, drive residents’ satisfaction, and increase residents’ loyalty through your team’s performance.

Maintenance Operations:

  • Conduct daily walks to ensure compliance with all community performance standards, including curb appeal, cleanliness, asset preservation, and safety.
  • Ensure asset preservation and prevent deferred maintenance issues.
  • Manage repairs, upkeep, and timely completion of maintenance tasks.
  • Oversee preparation of vacant units for market readiness, ensuring quality and timeliness.
  • Manage storage of maintenance tools, equipment, supplies, and inventory.
  • Train the Service Team on policies and OSHA standards.
  • Plan and execute major appliance installations.
  • Oversee performance related to various maintenance tasks such as plumbing, electrical, HVAC, carpentry, pool upkeep, fire systems, and grounds upkeep.
  • Participate in Move-In and Move-Out activities to meet quality standards.
  • Manage expenses and capital projects within budget.
  • Partner with vendors to ensure project quality and completion.
  • Maintain community documentation and resident policies.
  • Communicate timely with stakeholders to prevent issues.
  • Participate in quarterly inspections, bank walks, and city inspections.
  • Make budget recommendations for capital projects.

Professional Experience:

  • 5-7 years as Maintenance Manager managing teams of 20+ within properties of 800+ units, preferably Class A Luxury.
  • HVAC certification is a plus.
  • Knowledge of OSHA standards.
  • Experience with plumbing, electrical, HVAC, carpentry, pool, fire systems, and grounds maintenance.
  • High School Diploma or equivalent required.
  • Excellent customer service skills.
  • Ability to multi-task and organize effectively.

Physical Requirements:

  • Regular attendance and physical activity required.
  • Ability to traverse stairs, lift up to 25 lbs, and work outdoors in various weather conditions.
  • Ability to operate office machinery and maintain focus for extended periods.

Salary Range: $85K - $95K annually, DOE
