The Career.


AsMaintenance Manager at a V!VA Retirement Community, you’ll report to the Community Director and lead the Maintenance Department with a focus on safety, compliance, and service excellence. You’ll supervise Maintenance Assistants, manage building systems and preventative maintenance, and ensure the physical environment reflects V!VA’s high standards. You’ll also play a key role in emergency preparedness, capital planning, and fostering a positive team culture to ensure V!VA Retirement Communities provides the best in overall care for its residents. You will make working and living at V!VA Retirement Communities an awesome experience by continually working to improve the customer service experience and developing an innovative working environment for team members.



Key Responsibilities



Operations & Maintenance



  • Oversee daily operations of the Maintenance Department.

  • Manage all building systems: HVAC, plumbing, electrical, mechanical, pool, and irrigation.

  • Ensure preventative maintenance and repairs for equipment (kitchen, laundry, housekeeping).

  • Coordinate suite turnovers and ensure timely, high-quality repairs.

  • Supervise exterior maintenance including snow removal and landscaping.

  • Manage inventory, ordering, and secure storage of supplies.

  • Ensure the Community’s interior and exterior are always well-maintained and presentable.



Compliance & Safety




  • Lead Health & Safety, fire safety, and quality improvement initiatives.

  • Conduct regular inspections and audits (monthly, quarterly, annual).

  • Maintain accurate records and documentation for inspections and maintenance.

  • Ensure compliance with RHRA and other regulatory bodies.

  • Train team members on infection prevention and control protocols.

  • Lead emergency preparedness efforts including fire drills and disaster planning.



Team Leadership & Supervision




  • Supervise and support Maintenance Assistants.

  • Create daily task sheets and shift schedules.

  • Manage recruitment, onboarding, training, and performance evaluations.

  • Provide coaching, feedback, and recognition.

  • Promote ongoing education and safety training.

  • Participate in Manager-on-Duty rotation and support emergency needs.


Customer Service & Communication




  • Respond promptly to Community Member service requests.

  • Coordinate repairs and installations with minimal disruption.

  • Communicate effectively with leadership and other departments.

  • Ensure billable services are documented and communicated appropriately.



Business Planning & Monitoring




  • Organize department work to maximize efficiency and effectiveness.

  • Develop and monitor goals related to operations, training, budgeting, and safety.

  • Participate in annual budget planning and track expenses.

  • Use KPIs and scorecards to monitor and improve performance.

  • Contribute to long-term planning for staffing and equipment lifecycle.



Qualifications




  • Minimum 5 years of hands-on maintenance experience in retirement living, hospitality, or long-term care.

  • Proficiency in housekeeping operations within health care, retirement home or hospitality setting is considered an asset.

  • Supervisory or management experience preferred.

  • Post-secondary education in a relevant trade is an asset.

  • Pool maintenance/management certification (can be completed after hiring).

  • Strong leadership and interpersonal skills.

  • Proficient in scheduling, planning, and coordinating staff and contractors.

  • Skilled in basic repairs: drywall, plumbing, electrical, HVAC, painting, carpentry.

  • Competent with Microsoft Office and maintenance management software.

  • Familiarity with provincial Health & Safety regulations.

  • Willingness to become certified on the Health & Safety Committee.

  • Physically capable of performing active maintenance duties (lifting up to 50 lbs).

  • Valid driver’s license and access to a vehicle.

  • Available for on-call responsibilities including evenings, weekends, and overnight shifts.

  • Current Police Check - Vulnerable Sector (updated annually).
