The Maintenance Coordinator is responsible for the day-to-day operations of Facilities Management functions in the community and around the community grounds. Responsible for maintaining a safe, clean, and comfortable environment for the residents. This is accomplished by having a working knowledge of building systems, such as plumbing, Heating Ventilation Air Conditioning (HVAC), electrical and mechanical, equipment repair, and related code requirements. Responsible for being a team player with sound organizational and time management skills and the ability to interact positively with all team members to meet the community’s objectives.

Community Operations
- Respond to all building emergencies.
- Review, read, notate, and initial Daily Log and Maintenance Log to document pertinent information and any resident’s physical and behavioral changes, responding promptly to requests and concerns from residents, family members, and team members.
- Maintain all painted surfaces and flooring throughout the community.
- Prepare rooms for new residents and assist with move-ins and move-outs.
- Inspect the building façade periodically for damage and needed repairs.
- Maintain the grounds by collecting trash, sweeping dumpster areas, and cleaning first impression areas.
- Perform all tasks outlined in the Facility Management Maintenance Manual.
Safety and Risk Management
- Partner with leadership to ensure community compliance with occupational health and safety regulations and promote Risk Management programs.
- Enforce procedures such as PPE, fire extinguishers, Safety Data Sheets (SDS), and Lockout Tagout.
- Keep cords, carts, equipment, and hazards out of the way.
- Maintain equipment and supplies to prevent waste, damage, and accidents.
- Follow infection control procedures and policies.
Mechanical Systems
- Maintain HVAC systems for air quality and temperature control.
- Schedule inspections and maintain documentation for fire protection systems.
- Conduct fire and disaster drills as per policies.
- Test low voltage systems as required.
- Maintain lighting and plumbing systems, ensuring code compliance.
- Maintain alarm systems and perform preventative maintenance.
Administration
- Maintain vendor/contractor contact lists.
- Order equipment and supplies per standards.
- Ensure logbooks are compliant with regulations.
- Coordinate with authorized personnel.
Team Member Training
- Train team members on utility shut-offs, emergency protocols, housekeeping, laundry, and chemical handling.
Financial Management
- Support presentation of Sunrise’s services.
- Assist with community budgeting.
- Manage department expenses and review financial statements.
- Process expenses and coordinate staffing and scheduling.
Training Leadership and Development
- Manage recruitment, hiring, training, coaching, and discipline.
- Participate in Sunrise University and self-study programs.
- Ensure compliance with regulations and standards.
- Lead engagement improvement initiatives.
- Conduct performance reviews and staff scheduling.
- Attend meetings and stay updated on professional developments.

Experience and Qualifications
- Proficiency in HVAC, plumbing, electrical, mechanical systems, and code compliance.

- Minimum one year supervisory experience.
- Proficiency in Microsoft Office and Sunrise applications.
- Ability to work flexible hours, including weekends and evenings.
