Job summary

Avenue Living Residential in Canada is seeking a Maintenance Technician to manage resident requests, coordinate timely work orders, and deliver reliable maintenance services across properties.

You will perform repairs to heating, plumbing, electrical, and general systems, prepare units for occupancy, participate in routine inspections, and join an on-call rotation, following safety standards and company procedures.

Qualifications

• 3-5 years’ experience in general maintenance and repairs in a residential or commercial environment.
• Technology-savvy with multiple programs and systems on mobile.
• Strong communication skills to adapt style for residents.
• Passion for delivering excellent customer service and relationship-building.
• Must supply own tools and CSA steel-toed boots.
• Clean shaven to wear respirator when required.
• A valid driver’s license and access to a reliable vehicle.
• Able to work outside normal hours and on-call rotation.

Responsibilities

• Manage resident requests and follow up to ensure timely completion of work orders.
• Deliver excellent customer service to develop long-term relationships with residents.
• Prepare units for occupancy including painting, drywall repairs, heating, plumbing and minor electrical repairs.
• Support property improvements and preventative maintenance tasks.
• Perform repairs and maintenance on building systems and conduct inspections.
• Complete routine repairs such as door adjustments, hinges and locks.
• Execute routine maintenance for boilers, HVAC, plumbing and electrical systems.
• Troubleshoot HVAC systems and perform regular filter replacements.
• Maintain a safe, clean job site and identify risks and hazards.
• Maintain daily grounds and inventory of supplies and tools.
• Coordinate with leadership to purchase supplies and manage vendor PO process.
• Be available for scheduled On Call and respond to emergencies.
• Other duties as required.

WHAT WILLYOUDO?

• Responsible for managing resident requests and engaging in proper follow-up to ensure work orders are completed in a timely and satisfactory manner. This includes but are not limited to maintenance, pest, quality assurance and general work orders.
• Deliver excellent customer service to develop long-term relationships with our valued residents.
• Prepare units for occupancy including but not limited to painting, drywall repairs, heating, plumbing and minor electrical repairs. Ensure market ready apartments, common areas, and amenities are clean and maintained daily to Avenue Living Residential quality standards.
• Participate in property improvements and preventative maintenance scheduled tasks.
• Perform repairs and maintenance to building systems and conduct regular inspections.
• Complete routine repairs such as exterior door adjustments, hinges, and locks.
• Execute routine and preventative maintenance for all building equipment including but not limited to boilers, HVAC, general plumbing systems, and minor electrical including plugs, switches, and lights.
• Troubleshoot HVAC systems and perform regular filter replacements.
• Have a safety-first attitude by completing all requested training by deadline and focus on maintaining a clean and safe job site and the ability to identify risks and hazards.
• Perform daily ground maintenance of the properties including picking up and disposing of garbage and rubbish.
• Maintain accurate details of work orders, boiler checks, snow logs, etc. using our various systems and applications.
• Deliver and remove materials and appliances, assisting with installation and disposal of any other unneeded materials as required.
• Maintain and organize inventory of supplies and tools.
• Coordinate with Senior Leadership to purchase maintenance supplies and materials from vendors and ensure purchase orders are approved.
• Be available for scheduled On Call and respond to emergency work orders as required.
• Other duties as required.

WHATWILL YOUNEED?

• Mandatory requirement to be clean shaven to wear a respirator as required.
• Avaliddriver'slicense, clean driver’s abstract,and access to a reliablevehicle.
• Ability to work outside of normal business hours and be part of the On Call Rotation.
• Must complete & pass a criminal record check.
