Summary

As a Leasing Consultant, you are the primary point of contact for prospective residents and will play a critical role in ensuring all prospective and existing residents feel welcome at Capital Square’s properties. This position is responsible for coordinating marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing activities related to leasing, providing resident satisfaction, and securing lease renewals.

Primary Responsibilities
  • Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, credit screening, and background checks.
  • Prepare lease and move-in packages to ensure a smooth move-in process.
  • Inspect apartments prior to move-in to ensure they are in move-in ready condition and coordinate any repairs needed.
  • Stay informed about market and competitor conditions affecting occupancy and sales.
  • Develop and implement marketing plans to sustain occupancy, following community policies on concessions and specials.
  • Utilize property management software (e.g., Yardi) to track apartment availability, record traffic, and manage resident data.
  • Respond promptly and courteously to resident and prospect concerns, taking appropriate action.
Knowledge and Skills Requirements
  • High school diploma or GED.
  • Previous leasing experience is a plus.
  • Excellent organizational and customer service skills.
  • Basic computer skills, including MS Office; Yardi experience is a plus.
  • Valid driver’s license may be required.
  • Positive, team-oriented attitude with a desire to excel in a competitive environment.
Work Hours

Typically Monday-Friday with rotating weekends; hours may vary based on business needs.

Work Location

Onsite at properties, in an office environment with potential exposure to outside elements.
