As a Real Estate Lawyer, you will manage a mixed caseload spanning both commercial and residential transactions from straightforward closings to complex matters. License to practice in Ontario is essential.

Qualifications

  • 2+ years PQE in commercial and/or residential real estate.
  • Licensed to practice law in Ontario (LSO).
  • Familiarity with Ontario Land Titles and registration systems.

Responsibilities

  • Manage commercial and residential real estate transactions from instruction to closing.
  • Draft, review and negotiate agreements of purchase and sale and related documents.
  • Conduct title searches and due diligence; resolve title defects and encumbrances.
  • Prepare and review mortgage and financing documents for real estate.
  • Support leasing matters for commercial clients under senior guidance.
  • Oversee residential closings and prepare statements of adjustments, mortgage instructions, etc.
  • Register and discharge instruments through Ontario land registration system.
  • Review status certificates and advise on condo matters in transactions.
  • Liaise with lenders, title insurers, agents and opposing counsel to close on schedule.

Location: Toronto

Experience Level: 2+ years PQE (Ontario Call)

Compensation: $75,000-$100,000 annually

As a Real Estate Lawyer, you will manage a mixed caseload spanning both commercial and residential transactions from straightforward residential closings to commercial purchase and sale matters.

Key Responsibilities
  • Managing commercial and residential real estate transactions from instruction through closing, including purchase and sale, leasing, and financing matters.
  • Drafting, reviewing, and negotiating agreements of purchase and sale and related transaction documents.
  • Conducting title searches and due diligence, and resolving title defects, encumbrances, and off-title matters.
  • Preparing and reviewing mortgage and financing documentation for both commercial and residential transactions.
  • Supporting commercial clients on leasing matters, under senior guidance where needed.
  • Managing residential closings, including preparation of statements of adjustments, mortgage instructions, and reporting to purchasers and lenders.
  • Registering and discharging instruments through Ontario's electronic land registration system.
  • Reviewing status certificates and advising on condominium matters arising in commercial and residential transactions.
  • Liaising with lenders, title insurers, real estate agents, and opposing counsel to close transactions on schedule.
What You'll Bring
  • Licensed to practice law in Ontario (LSO), in good standing.
  • 2+ years PQE, with foundational experience in commercial and/or residential real estate transactions.
  • Working knowledge of Ontario's Land Titles and Registry systems and electronic registration requirements.
  • Familiarity with title insurance practices and requirements.
  • Strong organizational skills, with the ability to manage multiple concurrent files and meet closing deadlines.
Preferred
  • Experience negotiating and reviewing commercial leases.
  • Working knowledge of the Planning Act (Ontario) as it applies to real estate transactions, including part-lot control and severance requirements.
  • Experience acting for institutional or private lenders in real estate financing transactions.
  • Familiarity with condominium law, including status certificate review.
